Responsible to prepare House Rules according to the statutory provisions including but not limited to the preparation of Standard Operating Procedures for the properties assigned.
Organize and carry out Inspections of the property
Resolve & coordinate with relevant parties for all feedback / complaints received.
Manage the property management team.
Responsible for scheduling and implementation of all maintenance activities.
Manage and monitor the performance of service contractors.
Manage and engage with the Resident Association/JMB/MC
Comply with all Company’s SOP and directives.
Implement relevant policies, procedures and work constructions.
Carry out other duties assigned by the management as and when required.
• Perform ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems.
• Responsible to liaise with vendor for the maintenance and service all firefighting system, electrical system, air conditioner system, air compressor, cooling tower and etc.
• Maintain, operate all air conditioner systems and associated equipment, electrical equipment, plumbing systems, building management system, and building repairs.
• Perform facility inspections and report on condition affecting operations.
• Prepare and submit summary reports of conditions in buildings and recommend actions to be taken.
• Monitor contractor performance and works closely with outside vendors and contractors to ensure work is completed according to specifications.
• Makes minor plumbing and electrical repairs, as necessary
