Job Summary
We are looking for Quantity Surveying professionals to strengthen our Project Delivery team. The role will lean towards development cost planning and pre-contract work and also site and post-contract commercial management.
You do not need to be equally strong in every area. We want to understand where you perform best—and give you ownership that matches your capability.
What You Will Work On
- Prepare preliminary estimates, development budgets and elemental cost plans from concepts, drawings and available project information.
- Produce timely order-of-cost estimates, clearly stating the assumptions, exclusions and cost risks involved.
- Develop rate build-ups, cost benchmarks and historical cost references for future projects.
- Provide cost input for project feasibility studies, development options and management decisions.
- Carry out quantity take-offs and prepare Bills of Quantities, tender documents and pricing schedules.
- Evaluate quotations and tenders, prepare commercial comparisons and make clear recommendations.
- Work with the project and design teams on value engineering and cost optimisation.
- Monitor approved budgets, committed costs, actual costs and forecast costs throughout the project.
- Conduct site measurements and verify completed works.
- Assess progress claims, variation orders, subcontractor payments and final accounts.
- Maintain proper commercial records for contracts, claims, variations, approvals and cost allocations.
- Support procurement through quantity verification, scope review, quotation evaluation and budget checking.
- Prepare concise cost reports and highlight potential overruns, commercial risks and required decisions early.
- Coordinate with consultants, contractors, suppliers, project managers, engineers and internal stakeholders.
- Based on your experience, you may be assigned primarily to pre-contract/development costing, site/post-contract work, or a broader full-cycle QS portfolio.
What Good Performance Looks Like
- Your estimates are fast enough to support decisions, but remain properly supported.
- Your assumptions and exclusions are clear—management knows what is included and what is still uncertain.
- Your measurements, claims and variation records can withstand checking.
- You identify cost risks before they become expensive problems.
- You can explain the numbers clearly to both technical and non-technical stakeholders.
- Your documentation is organised, current and easy to trace.
What We Are Looking For
- Degree in Quantity Surveying or a related discipline.
- 5 to 7 years of experience in property development, building construction or main-contractor environments.
- Sound understanding of construction costs, measurements, tendering, claims, variations and contract administration.
- Strong numerical, analytical and Microsoft Excel skills.
- Familiarity with quantity take-off, estimating or project cost-management software is an advantage.
- Careful with details, but practical enough to keep work moving.
- Able to communicate confidently with consultants, contractors, suppliers and internal management.
- Candidates with broader experience and proven commercial ownership may be considered for the Senior Quantity Surveyor position.
Why This Role Is Different
You will gain practical exposure across the full project lifecycle—from early feasibility and development costing to construction, claims and final-account closure.
Our shared Project Delivery function supports the perspectives of a property developer, project-management/main-contractor team and construction operations team. This gives you visibility beyond a narrowly defined QS position and allows your work to contribute directly to real project and investment decisions.
