Requirements
Diploma or Degree in Hospitality Management, Hotel Management, Property Management, Business Administration or a related field.
Minimum 3–5 years of experience in hotel, serviced apartment, short-term rental, property operations or a related hospitality environment.
Minimum 2 years of experience in a supervisory or managerial role leading operational teams.
Strong experience in property operations, guest services, housekeeping, maintenance coordination and quality control.
Experience managing multiple properties or buildings is an advantage.
Strong leadership, manpower planning, problem-solving and decision-making skills.
Able to handle guest complaints, operational incidents and emergency situations professionally.
Good understanding of SOP development, implementation and operational standardisation.
Strong communication and stakeholder management skills, with the ability to coordinate effectively with building management, contractors, vendors and internal departments.
Good understanding of operational cost control, inventory management and asset management.
Able to work independently, manage multiple operational priorities and take ownership of issues through to resolution.
Willing to work flexible hours, including weekends and public holidays, when required by operations.
Willing and able to travel between assigned properties or buildings when required.
Responsibilities
The Hotel Manager is responsible for the overall operational performance, guest experience, service quality and property readiness of the assigned short-term rental properties. The role leads the property operations team and may be required to oversee multiple buildings based on operational requirements.
1. Overall Property & Multi-Building Operations
Take overall responsibility for the daily operations and performance of assigned properties.
Oversee multiple buildings when required and ensure consistent operational standards across all assigned locations.
Conduct regular property inspections and identify operational issues requiring attention.
Ensure all units and common areas remain clean, safe, functional, well-maintained and guest-ready.
2. Guest Experience & Front Office
Oversee guest service, reception, check-in and check-out operations across assigned properties.
Ensure guest enquiries, requests and complaints are handled professionally and within the required response time.
Take ownership of escalated guest complaints and service recovery matters.
Monitor guest feedback and reviews and implement improvements to address recurring issues.
3. Housekeeping & Quality Control
Ensure rooms and units are cleaned, inspected and ready within the required turnaround time.
Monitor housekeeping performance, cleanliness, room presentation, linen, amenities and supplies.
Conduct regular quality inspections and ensure identified deficiencies are rectified promptly.
Maintain consistent housekeeping and service standards across all assigned buildings.
4. Maintenance & Property Management
Oversee the overall physical condition and functionality of assigned properties.
Ensure maintenance defects, damages and safety issues are reported, attended to and properly resolved.
Coordinate with technicians, contractors, vendors and building management where required.
Monitor recurring maintenance issues and recommend appropriate long-term solutions.
5. Team & Manpower Management
Lead, supervise and develop property-level operation teams.
Plan and allocate manpower according to occupancy, operational workload and business requirements.
Monitor attendance, productivity, discipline and service performance.
Provide coaching, training and performance feedback to maintain operational standards.
6. Building Management & Stakeholder Coordination
Maintain effective working relationships with building management, security, facility management and other relevant stakeholders.
Coordinate building-related matters including access, parking, facilities, security, regulations and operational restrictions.
Represent the company professionally when resolving property and building-related matters.
Ensure operations comply with applicable building requirements and procedures.
7. Inventory, Assets & Cost Control
Ensure proper control of housekeeping supplies, linen, amenities, equipment, furniture and other operational assets.
Monitor operational expenses and usage to ensure spending remains within approved budgets.
Identify wastage, unnecessary costs and operational inefficiencies and implement appropriate controls.
Coordinate with Procurement and Finance on replenishment, replacement and purchasing requirements.
8. Incident, Safety & Emergency Management
Take charge of serious operational incidents, emergencies, safety issues and major guest-related matters.
Coordinate with building management, security, technicians, emergency services and Management where required.
Ensure incidents are properly documented, investigated and followed up.
Implement corrective and preventive measures to minimise recurrence.
9. Operational Reporting & Performance Management
Monitor property performance including guest feedback, room readiness, housekeeping, maintenance, manpower and operational costs.
Prepare regular operational reports and provide Management with clear updates on performance, risks and outstanding matters.
Identify operational gaps and recommend practical solutions and improvement initiatives.
Ensure agreed action items are properly implemented and completed.
10. SOP Development, Standardisation & Continuous Improvement
Review existing operational SOPs regularly to ensure they remain practical, effective and aligned with business requirements.
Identify operational gaps, inconsistent practices or recurring issues within any building and develop or revise SOPs where required.
Establish standardised operating procedures and service standards to ensure consistency across multiple buildings.
Lead the implementation of new or revised SOPs and ensure relevant teams are properly briefed and trained.
Continuously improve workflows, manpower deployment, service processes and operational practices based on operational findings, guest feedback and performance results.
Support the setup, onboarding and launch of new buildings and units by establishing the required operational standards and procedures.
