A Mechanical and Electrical (M&E) Manager at a main building contractor leads the coordination, execution, quality control, and testing of all building services (HVAC, electrical, plumbing, fire protection, vertical transportation, extra-low voltage/smart systems).
Unlike a consultant designer or subcontractor, a main contractor’s M&E Manager ensures that specialized sub-contractors execute their scopes safely, on schedule, within budget, and in full alignment with the structural and architectural works.
1. Primary Duties & ResponsibilitiesDesign & Technical Coordination
- Clash Detection & Spatial Coordination: Review consultant M&E drawings and manage the Building Information Modeling (BIM) / Coordination Drawing process to identify and resolve clashes with structural elements (beams, columns) and architectural finishes prior to installation.
- Value Engineering & Submittals: Review material submittals, shop drawings, sample boards, and technical specs against employer specifications and local building codes. Propose cost-effective technical alternatives where applicable.
- Authority Approvals: Coordinate with local utilities (electricity, water, telecommunications, sewage) and statutory authorities (fire safety boards, environmental agencies) to secure all required approvals, meter connections, and clearances.
Site Execution & Subcontractor Management
- Subcontractor Supervision: Oversee M&E trade sub-contractors (Electrical, Air Conditioning & Mechanical Ventilation [ACMV], Fire Protection, Plumbing & Drainage, Extra-Low Voltage [ELV]/Building Management Systems [BMS]).
- Site Inspections & Quality Control: Perform routine site checks to ensure installations comply with approved shop drawings, safety standards, and quality standards (e.g., CONQUAS/CLASS standards).
- Builder's Work Coordination: Manage builder’s works for M&E (wall openings, pipe sleeves, equipment concrete pads, cable tray routes) to prevent re-work or structural delays.
Project Planning, Testing & Commissioning (T&C)
- Master Schedule Integration: Integrate M&E site schedules into the main contractor's master work program, monitoring milestones for power turn-on, water connection, and plant delivery.
- Testing & Commissioning (T&C): Lead the T&C strategy. Supervise factory acceptance tests (FAT), static testing, dynamic testing, integrated systems testing (IST), and blackouts/emergency power simulations.
- Handover & Handover Documentation: Manage the compilation of As-Built drawings, Operation and Maintenance (O&M) manuals, warranties, spare parts lists, and client training prior to handover.
Commercial & Financial Support
- Variation & Procurement Assistance: Assist quantity surveyors (QS) and project managers in evaluating M&E variation orders (VOs), scope gaps, and technical claims from subcontractors.
- Progress Claim Certification: Verify site work progress to recommend monthly payment certificates for M&E subcontractors.
2. Key Qualifications & Requirements
- Education: Bachelor’s Degree in Mechanical Engineering, Electrical Engineering, Building Services Engineering, or equivalent.
- Experience: Minimum 8–12 years of experience in building construction projects (high-rise residential, commercial hubs, hospitals, data centers, or mixed developments), with at least 3–5 years in a managerial or lead coordination role under a main contractor.
- Technical Skills:
- Proficiency in reading M&E schematics, single-line diagrams, and architectural/structural layouts.
- Practical knowledge of BIM (Autodesk Revit, Navisworks) for clash resolution.
- Strong familiarity with local building codes, fire regulations, utility submission procedures, and green building standards (e.g., LEED, Green Mark, GBI).
- Certifications: Professional Engineer (PE) status, Registered Inspector (RI), or project management credentials (PMP) are often preferred.
3. Key Competencies & Soft Skills
- Cross-Disciplinary Coordination: Ability to act as the bridge between civil/structural engineering teams, architects, consultants, and specialized M&E subcontractors.
- Problem-Solving & Crisis Management: Quick resolution of site issues during tight delivery phases, such as power energization or final authority inspections.
- Negotiation & Leadership: Firm management of subcontractors to meet target milestones while enforcing site safety policies.
