Hongkong Land Hiring! Full Time Building Manager in - Ricebowl

The Building Manager is responsible for the overall management, maintenance, safety, and operational performance of a commercial building and integrated retail mall. The role ensures that the building operates efficiently, complies with statutory regulations, delivers high service standards, tenant satisfaction, optimal asset performance and financial efficiency, while protecting and enhancing the long-term value of the property.

Responsibilities

Building Operations & Maintenance

• Oversee day-to-day operations of the building and mall, ensuring seamless functioning of all facilities.
• Ensure preventive and corrective maintenance of MEP systems, HVAC, vertical transportation, lift safety systems, and common areas.
• Maintain high standards in cleanliness, aesthetics, sustainability, and operational efficiency.
• Manage outsourced service providers including facilities management, security, housekeeping, landscaping, and parking operations.
• Manage incident reporting.
• Prepare, manage, and control annual operating budgets (OPEX and CAPEX).
• Optimize operational costs without compromising service quality.
• Support asset management strategies to enhance NOI and asset value.

Tenant & Stakeholder Management

• Act as the primary point of contact for key tenants and retail operators.
• Foster strong landlord–tenant relationships and ensure high tenant satisfaction.
• Address tenant feedback and operational issues promptly.
• Co-ordinate tenant fit-outs and reinstatements.
• Handle escalations, disputes, lease obligations, and service delivery issues professionally.
• Coordinate with leasing, marketing, and asset teams to support tenant retention and occupancy targets.
• Prepare regular operational, financial, and management reports for senior leadership and ownership.
• Support asset enhancement initiatives, refurbishments, and sustainability programs.

Safety, Compliance & Sustainability

• Ensure compliance with building operating guidelines and brand standards.
• Ensure full compliance with local authorities, statutory regulations, and industry standards.
• Oversee health, safety, and environmental (HSE) policies and emergency preparedness.
• Lead emergency response activities and business continuity planning.
• Ensure continual building certifications such as BCA Green Mark and SLE certifications, ISO14001, ISO45001 and ISO50001.
• Conduct regular audits, inspections, and risk assessments.

• Bachelor’s degree or Diploma in Facilities/Property Management, Engineering, Business Administration, or related field.
• Professional certifications (RICS, CPM, IFMA, or equivalent) preferred.
• Minimum 5–8 years’ experience in commercial property and/or retail mall management.
• Strong knowledge of MEP systems, facilities management, fire safety and statutory compliance requirements.
