Industrious is rapidly scaling its presence across the Asia Pacific region. With an expanding portfolio of landlord partnerships spanning multiple key markets, we are seeking a highly analytical professional to support our continued growth.
As the Real Estate Transactions Associate, you will own the financial modeling for assigned deals, conduct the market research necessary to support underwriting, and maintain the pipeline data relied upon by our executive team and Investment Committee. Beyond the analytics, you will manage the day-to-day execution of live transactions, coordinating internal teams (Design, Construction, Legal) and external partners (landlords, brokers) to ensure deals stay on schedule from initial screening through final execution.
Reporting directly to the Senior Manager of International Transactions with a dotted line to the Real Estate Director of APAC, you will manage deal execution independently while receiving structured guidance on more complex transaction structures.
Success in this role means producing highly accurate financial models and deal books, driving seamless cross-functional handoffs, and providing a reliable foundation that allows senior dealmakers to focus on high-level negotiation and strategy.
What Might Your Day Look Like
- You start the morning opening a blank spreadsheet to underwrite a complex new landlord partnership proposal in Australia. Rather than filling in a pre-built template, you build the transaction model and IRR analysis from scratch, making sure every load-bearing assumption is explicitly sourced and tested.
- By mid-morning, you jump on a quick deal-coordination check-in. A live lease agreement in Singapore is hitting a critical milestone, but input from Design is running close to the line. You proactively step in, sequence the handoff between Design and Legal, and get the deliverables back on track before a target date slips.
- In the afternoon, you pull together qualitative market data, comparable benchmarks, and preliminary underwriting for an inbound site in Hong Kong. You run a quick screen so the team can decide early whether to qualify the opportunity or kill it before sinking further hours.
- Before wrapping up, you update the live pipeline system to reflect current deal statuses, refine an Investment Committee pitch deck for an upcoming approval meeting, and make sure every figure across the deck and the model matches down to the last digit.
What You Will Own
- Transaction Underwriting & Modeling: Build, own, and defend financial models and IRR analyses from scratch in Excel for landlord transactions across diverse APAC markets.
- Deal Screening & Site Qualification: Run preliminary underwriting and qualitative screens on sourced and inbound opportunities so the team can qualify or drop leads early with explicit, transparent assumptions.
- Market & Thesis Analysis: Assemble local market evidence, comparable transaction data, and competitive qualitative research to back or challenge investment theses.
- Investment Committee Materials: Draft clear, compelling deal books and presentations backed by defensible financial analysis and legible narratives for leadership approvals.
- Cross-Functional Deal Leadership: Act as the operating quarterback across live transactions—chasing inputs, resolving handoff friction across Design, Construction, and Legal, and escalating slipping timelines before dates are missed.
- Execution & Version Control: Support structuring, drafting, and negotiation, maintaining rigorous control over agreement versions and tracking what was actually agreed upon.
- Pipeline Data Integrity: Keep internal pipeline records completely current and accurate so regional and global reporting can be trusted without second-checking.
- Process & Tooling Optimization: Refine and improve team trackers, templates, and analytical workflows as the region's transaction volume expands.
You Will Love This Role If...
- You have a deep, genuine curiosity about commercial real estate deals - you want to know why a deal works or fails, not just whether the formula runs.
- You take immense pride in numerical accuracy and detail; you treat an unverified figure or a broken assumption as an immediate priority to fix.
- You enjoy being the central connector on a project, driving work forward across multidisciplinary teams without needing formal authority.
- You excel at turning complex financial figures into simple, clear narratives that non-finance stakeholders and executives can instantly understand.
- You thrive in an environment where you build things from scratch rather than just populating rigid templates.
- You want to grow your career alongside a fast-expanding international business across multiple key markets.
This Role Is Probably Not for You If...
- You prefer populating standard, pre-formatted templates over building custom transaction models from scratch.
- You want a role focused solely on isolated quantitative analysis without cross-functional project management or chasing deadlines.
- You expect someone else to manage handoffs, chase internal teams for inputs, or keep project schedules on track.
- You are looking for a strictly defined routine with predictable daily checklists; this seat requires proactive problem-solving and navigating shifting deal priorities.
- You do not catch your own errors before work goes out to senior reviewers or external partners.
What We Are Looking For
- 2–4 years of experience in real estate private equity, commercial real estate, investment banking, corporate finance, or real estate accounting.
- Advanced Financial Modeling Skills: Proven ability to build real estate transaction models (including lease structures and IRR analysis) from a blank sheet in Excel and defend all underlying assumptions.
- Track Record of Accuracy Under Volume: Demonstrated history of delivering error-free work while managing multiple active deal workstreams simultaneously.
- Proven Cross-Functional Ownership: Demonstrated ability to drive cross-functional deliverables to tight deadlines without direct managerial authority over those teams.
- Commercial CRE Foundation: Strong understanding of commercial real estate fundamentals, enabling you to evaluate transaction mechanics beyond mere calculation.
- Location: Based in Singapore or Hong Kong.
What’s in it for you
- Competitive remuneration
- Career progression
- 5-day work week (some weekends or evenings when there is an event)
- Annual Leave
- Birthday Leave
- Monthly mobile allowance
- Flexible benefits for medical and other approved wellness, healthcare activities etc.
- Beautiful workplace environment that fosters collaboration and interactions with others from a diverse background of cultures
- Opportunity to work with various teams across regional locations
