1. Sales Leadership & Team Management
- Lead, motivate, coach, and supervise the Sales Executives to achieve individual and team sales targets.
- Develop and implement sales strategies to maximize property sales and revenue.
- Monitor daily sales activities and ensure sales targets are consistently achieved.
- Conduct regular sales meetings, performance reviews, and coaching sessions.
- Train new sales staff on products, sales techniques, financing, and company procedures.
- Allocate sales leads fairly and monitor follow-up activities.
- Foster a high-performance, customer-focused sales culture.
- Prepare staff duty rosters for sales galleries and property launches.
- Monitor attendance, discipline, and productivity of the sales team.
- Recommend incentives, recognition, and performance improvement plans.
2. Sales Operations
- Manage daily operations of the sales gallery and show units.
- Ensure all sales enquiries are responded to promptly and professionally.
- Monitor lead conversion rates and sales pipeline.
- Ensure accurate and timely preparation of booking forms and sales documentation.
- Review sales booking status and monitor cancellations.
- Coordinate unit reservations and inventory availability.
- Monitor unit release strategies in collaboration with management.
- Ensure all sales documentation is complete before submission.
- Maintain accurate customer records in the CRM system.
3. Customer Relationship Management
- Build and maintain strong relationships with prospective purchasers, existing customers, bankers, lawyers, and property agents.
- Handle customer complaints and resolve issues promptly.
- Provide professional advice on property products, financing options, legal documentation, and the purchase process.
- Ensure high customer satisfaction throughout the sales journey.
- Follow up with purchasers until the Sale and Purchase Agreement (SPA) is executed.
- Maintain long-term relationships to encourage referrals and repeat purchases.
4. Marketing & Business Development
- Support the planning and execution of property launches, roadshows, exhibitions, and marketing campaigns.
- Collaborate with the Marketing team to generate quality sales leads.
- Identify new business opportunities and market trends.
- Monitor competitors' pricing, promotions, and product offerings.
- Build relationships with real estate agents and strategic partners.
- Participate in networking events to increase market presence.
5. Sales Administration
- Prepare weekly and monthly sales reports.
- Monitor sales performance against targets and KPIs.
- Prepare sales forecasts and pipeline reports.
- Track booking conversions, cancellations, and sales achievements.
- Ensure compliance with company sales procedures and documentation.
- Maintain proper filing of customer records and agreements.
6. Compliance
- Ensure all sales activities comply with the Housing Development (Control and Licensing) Act, company policies, and relevant regulations.
- Ensure proper handling of purchaser information in accordance with the Personal Data Protection Act (PDPA).
- Ensure all promotional materials and sales practices comply with regulatory requirements.
- Support internal and external audits relating to sales documentation.
Pay: RM4,004.00 - RM6,000.00 per month
