Key Responsibilities

• Quality Documentation & ITP Implementation:
• Implement and enforce the Project Quality Plan (PQP), Inspection & Test Plans (ITP), and Method Statements (MOS) tailored for Data Center architectural finishes.
• Prepare, review, and maintain QA/QC documentation, Material Inspection Requests (MIR), and Work Inspection Requests (WIR/RFI) in coordination with Client Representatives and Consultants.
• Mission Critical Architectural Works Inspection:
• Supervise and inspect key architectural elements, including:
• White Space Fit-out: Anti-static access flooring (Raised Access Flooring - RAF), cleanroom-grade ceilings, anti-dust wall epoxies, and architectural acoustic baffles.
• Compartmentation & Fire Stopping: Strict compliance with Fire Rating requirements (BOMBA/UL-listed penetration sealants, fire-rated doors, and partitions).
• Air Tightness & Building Envelope: Facade sealing, air barrier integrity, envelope insulation, and gas-retention sealing for FM200/Novec 1230 gas suppression areas.
• Waterproofing & Drainage: Heavy-duty waterproofing systems (membrane/polyurethane) for battery rooms, UPS rooms, AHU rooms, and roof slabs.
• Non-Conformance (NCR) & Defect Management:
• Identify site architectural defects and issue Non-Conformance Reports (NCR) and Corrective and Preventive Action Requests (CPAR).
• Lead Root Cause Analysis (RCA) with site engineers and subcontractors to drive immediate rectifications before testing & commissioning (T&C) phases.
• Testing, Factory Audits & Mock-up Approval:
• Oversee material receiving inspections against approved Material Submittals (MAS).
• Coordinate site mock-ups (Raised Floor loading test, Air Tightness/Blower Door tests, Water ponding tests, Acoustical tests) and verify laboratory test reports.
• Subcontractor Management & Handover:
• Audit trade contractors for compliance with cleanliness controls (Clean Construction Protocols / Zero-Dust Policy in technical white space).
• Organize final QA/QC documentation, Snagging/De-snagging registers, and As-Built verification for punch-list clearance and client handover.

Requirements & Qualifications

• Education & Professional Experience:
• Bachelor’s Degree in Architecture, Civil Engineering, Building Construction, or equivalent.
• Minimum 3–5 years of on-site QA/QC experience in building works; prior experience in Data Center, Semiconductor, Cleanroom, Pharmaceutical, or High-Tech Industrial projects is strongly preferred.
• Technical Competencies:
• Familiarity with architectural finishes in technical spaces (Heavy-duty Raised Access Floors, Clean Agent Gas Enclosure Air Tightness testing, Fire Stopping penetrations).
• Solid understanding of ISO 9001 Quality Management Systems.
• Conversant with local regulations (UBBL, BOMBA requirements) and international engineering codes (ASTM, BS EN, NFPA, TIA-942).
• Proficient in reading architectural detail drawings and BIM/Navisworks/AutoCAD models to resolve site clash/clearance quality issues.
• Language & Communication:
• Excellent professional command of English (written and spoken) for consultant coordination, inspection walk-throughs, and technical reporting.
• Working proficiency in Mandarin is an added advantage to liaise effectively with cross-border project stakeholders and internal technical management.
