Responsibilities
About the role
The Manager - Asset Management will maximize the value and performance of our real estate portfolio. This role reports directly to the CEO.
Key responsibilities
Analyze market conditions and company property values
Enhance the value of the company's property portfolio by identifying and upgrading asset quality to optimize rental growth potential
Formulate exit strategies for non-core or low-yield properties, assess optimal disposal timing and maximize sale proceeds
Work closely with leasing and property management teams to resolve operational issues, ensuring optimal asset condition and portfolio value
Lead consultations and negotiations with external stakeholders including tenants, contractors and property management companies
Address tenant enquiries and disputes arising from building management issues, safeguarding the landlord's legitimate interests
Maintain tenant relationship and address daily on-site operational concerns, negotiate lease renewals effectively to stabilize occupancy, retain quality tenants and sustain consistent rental cash flow
Plan and execute property marketing and advertising activities for vacant units in order to enhance property exposure, attract quality enquiries and expedite the leasing process
About you
Bachelor's degree or above in Real Estate, Surveying, Property Management, Housing Studies, or related disciplines
Minimum 10 years of comprehensive Hong Kong commercial property experience across shops and offices, combining asset management, property market dynamics and building / facilities management
Background from institutional landlords, reputable surveying firms or family-office real-estate teams is highly preferred
Strong practical experience liaising with Incorporated Owners, Owners' Committees and different government bureau
Strong communication and negotiation skill
Fluent in written and spoken English and Cantonese; conversational Mandarin
