Job Description & Requirements

We are seeking an experienced Senior Project Manager to lead building services, ACMV/M&E and addition & alteration (A&A) projects. The successful candidate will oversee multiple projects, manage project teams and ensure works are completed safely, on schedule, within budget and to the required quality standards.

Key Responsibilities

  • Lead projects from planning and mobilisation through execution, testing and commissioning, handover and defects rectification.

  • Develop and monitor project schedules, budgets, manpower plans, procurement schedules and progress targets.

  • Manage project managers, engineers, supervisors, subcontractors and site teams to ensure effective coordination and timely delivery.

  • Coordinate with clients, consultants, building management, suppliers and relevant authorities on project requirements and site matters.

  • Review drawings, technical submissions, method statements, risk assessments and material submissions.

  • Oversee ACMV/M&E installations, equipment replacement, BMS coordination and associated building works.

  • Plan works within operational buildings, including shutdowns, night works and arrangements to minimise disruption to tenants and building operations.

  • Monitor project costs, progress claims, variations and subcontractor claims, working closely with the commercial and finance teams.

  • Identify project risks, resolve technical and site issues, and implement corrective measures.

  • Ensure compliance with contractual requirements, approved specifications, workplace safety requirements and applicable regulations.

  • Chair coordination meetings and provide management with clear updates on progress, costs, risks and outstanding actions.

  • Ensure timely completion of inspections, testing and commissioning, as-built drawings, operation and maintenance manuals and handover documentation.

Requirements

  • Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, Construction Management or a related discipline.

  • Minimum 6 years of relevant project management experience, including at least 3 years leading project teams or managing multiple projects.

  • Strong experience in ACMV/M&E, building services, equipment replacement or A&A projects.

  • Experience working in shopping malls, commercial buildings or other operational premises is preferred.

  • Sound knowledge of project planning, cost control, procurement, contract administration and subcontractor management.

  • Able to interpret technical drawings, specifications and contractual documents.

  • Strong leadership, communication, negotiation and problem-solving skills.

  • Able to manage competing priorities, take ownership of project outcomes and work effectively under pressure.

  • Proficient in Microsoft Office and project scheduling software; familiarity with AutoCAD is an advantage.

  • Willing to travel between project sites and attend night works or shutdowns when required.
