Job Title:Sales & Marketing Intern (Room Rental Executive)Location:Setapak or Cheras

Allowance:RM1000 – RM2,500/month (Plus potential performance-based commissions/incentives)Internship Duration: Minimum 3 months

Job Scope:
As a Sales & Marketing Intern focusing on room rentals, you’ll dive into the fast-paced world of property leasing and co-living management. You will learn how to generate leads, market physical spaces digitally, conduct persuasive property viewings, and close deals. This role bridges the gap between digital marketing and face-to-face sales, giving you real-world experience in revenue generation within the property sector.

Requirements:

• Diploma or Degree in Business, Marketing, Real Estate, Communications, or a related field.

• Outgoing, highly persuasive, and confident in speaking with strangers.

• Strong communication and negotiation skills in English (fluency in Mandarin or Bahasa Malaysia is a strong advantage for dealing with diverse tenants).

• Target-driven mindset and highly motivated to hit occupancy goals.

• Possessing own transport is highly preferred, as you will need to travel between different property locations for viewings.

Key Responsibilities:
1. Digital Marketing & Lead Generation

• Create and manage engaging property listings on platforms like Facebook Marketplace, Facebook Groups, Xiaohongshu (XHS), iProperty, or PropertyGuru.

• Write compelling room descriptions that highlight key selling points, amenities, and lifestyle benefits.

• Brainstorm and execute creative marketing angles to attract targeted tenant demographics (e.g., students, young professionals).

2. Client Interaction & Room Viewings

• Act as the first point of contact for rental inquiries via WhatsApp, calls, and social media direct messages.

• Qualify leads to understand their budget, move-in dates, and specific requirements.

• Schedule and conduct on-site (or virtual) room viewings, presenting the units professionally and answering prospective tenant questions.

3. Sales Closing & Tenancy Administration

• Follow up with potential tenants to close the deal and collect booking fees.

• Assist in preparing tenancy agreements and explaining terms and house rules to new tenants.

• Coordinate seamlessly with the operations and cleaning teams to ensure the room is move-in ready for the tenant.

4. Market Research & Strategy

• Monitor competitor pricing and room availability in the Setapak and Cheras areas.

• Provide feedback to the management team on tenant trends, common objections, and suggestions for promotional packages.

• Gain hands-on experience in a dynamic property management company.
• Enhance your sales and marketing skills.
• Monthly allowance of RM 800 - RM 2500.
