OUR STAY SDN BHD is a trusted homestay management company based in Johor Bahru, Johor, Malaysia. Established in 2022, OUR STAY specializes in property management (vacation home management, short-term rental optimization, and Airbnb hospitality services), and also provides cleaning and renovation service. OUR STAY combines modern property management with exceptional guest care.

Position Overview:

  • Job Title: Technician (Property Inspection & Maintenance)
  • Working Hours: 5-Day Work | 9:00 AM – 5:30 PM
  • Salary Range: RM 2,000 – RM 3,000
  • Performance bonus & Incentives

Key Responsibilities:
1. Property Inspections

  • Routine Audits: Manage and coordinate the day-to-day operation of all company-owned or managed units to assess overall condition and identify wear and tear.
  • Turnover Inspections: Perform strict pre-move-in and post-move-out inspections to document unit conditions and identify tenant-induced damages or natural defects.
  • Complaint & Emergency issues: Attend to tenants’inquiries, feedback, and complaints in a timely and professional manner. Respond promptly to emergencies and operational issues, ensuring timely resolution.
  • System Testing:Conduct routine inspection of electrical, plumbing, and mechanical systems, including test utility systems, checking plumbing lines for leaks, electrical sockets for proper grounding, and appliances for functionality.
  • Detailed Logging:Maintain accurate records, reports, and documentation related to building operations, maintenance activities, and tenant matters

2. Hands-on Minor Repairs

  • Plumbing: Fix minor leaks, replace faulty faucets/showering heads, clear simple drain blockages, and service toilet flush mechanisms.
  • Electrical: Replace dead light bulbs, faulty switches, loose wall sockets, and basic light fixtures.
  • Carpentry & Fixtures: Adjust misaligned cabinet doors, replace broken hinges/door handles, touch up minor wall paint scratches, and patch small drywall holes.
  • Appliance First-Aid: Troubleshoot simple issues with basic household appliances (e.g., resetting air conditioners, checking water heater switches).

3. Vendor & Reporting Coordination

  • Escalation: Identify complex structural, major electrical, or severe plumbing issues and escalate them to specialized contractors or developers.
  • Vendor Supervision: Supervise external contractors when they are on-site conducting major repairs to ensure work quality.
  • Reporting: Prepare concise weekly summaries of inspected units, completed repairs, and outstanding issues for management review.

Job Requirements:

  • Education: Certificate or SKM (Sijil Kemahiran Malaysia) in Building Maintenance, Electrical, Mechanical Engineering, or equivalent.
  • Experience: Minimum 2–3 years of hands-on experience in property maintenance, facility management, or hotel/Airbnb unit servicing.
  • Technical Skills: Basic knowledge in electrical wiring, hardware, plumbing and general maintenances.
  • Personal Traits:
  • - High integrity, self-motivated to work independently, and strong problem-solving skills.
  • - Able to standby 24/7 and promptly respond to emergencies if required.

Pay: RM2,000.00 - RM3,000.00 per month
