About the Role

We are seeking a General Manager, Project Development (Property) to join Gadang Group of Companies in Bandar Sri Damansara, Selangor. This is a full-time position that plays a strategic and pivotal role within our organisation. As General Manager, you will oversee the project development function, driving the identification, evaluation and delivery of new property development opportunities. You will be responsible for translating business strategy into actionable project plans, managing cross-functional teams and ensuring projects are delivered on time, within budget and to the highest quality standards. This role reports directly to senior leadership and is crucial to the company's growth and market position in the property development sector.

Key Responsibilities

• Heading Property Division Project and Cost & Contracts Department and execution of Company’s strategies and business plan to achieve company annual targets.
• To ensure the Project and Cost & Contracts Department is appropriately organised and staffed as necessary to enable it to achieve the approved strategies and business plan.
• To carry out due diligence exercise in identifying potential new lands for land acquisition including feasibility studies, technicality assessment and market research.
• To conduct pre-development feasibility studies/analysis of projected returns and cost control throughout development cycle to maintain project profitability.
• To ensure that the conceptual design and product development processes achieve design innovations and to establish development unique selling propositions to enhance product competitiveness and to suit the market needs.
• To review development design proposals and cost efficiency and carry out value engineering exercise to ensure cost effectiveness and maintain product design standard as well as affordability.
• To ensure development schedules are prepared in line with company business plan and targets and driving towards meeting key project milestones set.
• To appoint consultants, contractors and suppliers and review their performance and services.
• To review tender documentations and schedule and participate in the tender exercise for timely award of tenders within budget.
• To review and monitor on construction method, sequencing, detailing, workmanship and resources deployment to ensure projects implementation achieve time, cost and quality targets.
• To ensure project design practicality for ease of maintenance, reduce of post-handover defects and to increase the satisfaction level of end users.
• To assess the principal risks of company and to ensure that these risks are being monitored and managed (risk management).
• To coordinate and liaise effectively with various stakeholders i.e. joint venture partners, landowners, consultants and contractors to ensure all specifications and services comply with technical specifications and company’s requirements.
• To create and maintain good relationship with local authorities and statutory bodies and to ensure timely approval from relevant authorities.
• Implementation of various standard operating procedures through proper coordination and control.
• To communicate effectively with various stakeholders i.e. joint venture partners, landowners, consultants and contractors to promote harmony working relationship and to resolve any conflicts that may arise.
• To lead by example and to develop staff for personal and organisational growth.
• To monitor cash flow for the on-going projects, work closely with Sales & Marketing and Finance department and ensure the income and expenditure report is updated in a timely manner.
• To handle legal, commercial and contractual matters on project management and commercial contracts to ensure the company interests are safeguarded.
• To oversee/monitor the profitability, cost and cashflow of the projects/division.
• Any other duties as assigned by the Superior and/or the Management.

What We're Looking For

• Bachelor's degree in Civil Engineering, Construction Management, Project Management, Real Estate Development, or a related discipline.
• Minimum 15 years' experience in project development or project management within the construction and property development industry.
• Proven track record of successfully delivering multiple property development projects from conception to completion.
• Strong knowledge of property development processes, including feasibility analysis, design coordination and regulatory compliance.
• Excellent project management skills with proficiency in budgeting, scheduling and resource allocation.
• Demonstrated ability to manage stakeholder relationships and engage with government agencies and regulatory bodies.
• Strong leadership and team management capabilities with experience mentoring and developing project teams.
• Excellent analytical, problem-solving and decision-making skills.
• Proficiency in Microsoft Office and project management software.
• Strong communication and presentation skills in English; knowledge of Bahasa Malaysia is advantageous.
• Professional qualifications such as PMP or equivalent are preferred.
• Knowledge of Malaysian property development regulations and market conditions is highly desirable.
