Job Description
We are seeking a strategic Senior Portfolio Manager to join our Commercial Real Estate division at CapitaLand Investment Headquarters. In this key leadership role, you will govern asset management strategies, capital allocation models, lease optimization frameworks, and financial performance across a flagship portfolio of prime commercial and office assets in Singapore's Central Business District (CBD).
Key Responsibilities
- Asset Portfolio Strategy & Financial P&L: Formulate and execute asset management plans (AMP) to maximize Net Operating Income (NOI), asset valuation, and overall total return across prime commercial office properties.
- Leasing Strategy & Tenant Relationship Governance: Oversee key tenant retention programs, lease renewals, and major anchor-tenant negotiations, ensuring optimal occupancy rates and favorable rental yield profiles.
- Capital Expenditure (CapEx) & Asset Enhancement Initiatives (AEI): Direct asset enhancement programs, green building retrofits, space replanning, and sustainability upgrades to maintain property competitiveness and hit ESG decarbonization targets.
- Investment & Capital Recycling Analysis: Conduct financial modeling (DCF analysis), market risk evaluations, and feasibility studies for potential acquisitions, divestments, and joint-venture real estate restructurings.
- Stakeholder Reporting & Executive Advisory: Prepare quarterly performance dashboards, asset valuation updates, and strategic recommendations for REIT fund managers, investment committees, and institutional investors.
Requirements & Qualifications
- Education: Bachelor’s or Master’s degree in Real Estate, Finance, Corporate Real Estate, Business Administration, or a related discipline.
- Experience: 3+ years of progressive experience in commercial real estate asset management, office portfolio strategy, or real estate investment management within a major developer or REIT manager.
- Financial Mastery: Advanced command of financial modeling (Argus Enterprise, Excel DCF), real estate valuation methodologies, yield optimization, and lease structuring.
- Market Acumen: In-depth knowledge of Singapore CBD commercial office dynamics, URA planning guidelines, BCA Green Mark certification frameworks, and tenancy laws.
- Leadership & Communication: Exceptional negotiation capability, executive presentation skills, and strong cross-functional stakeholder management presence.
Pay: $12,000.00 - $18,500.00 per month
