Engineering Services Director
What this job involves: As an Engineering Services Director at JLL, you’ll serve as the strategic technical authority across the client’s Asia Pacific portfolio, driving operational excellence and innovation for one of our most valued global clients. This role sits at the intersection of engineering expertise, client relationship management, and transformational leadership. You will oversee technical services delivery, smart building integration, and the laboratory program including critical environments management across 14 countries. You will lead the development and scaling of technical services teams, manage CAPEX/OPEX budgets, and provide subject matter expertise from design through operations for a portfolio of approx. 6 million square feet. What your day-to-day will look like: Provide strategic leadership for technical services delivery across the APAC region
Develop CAPEX budgets for lifecycle-related initiatives while overseeing and governing OPEX budgets for technical services
Scale and develop the APAC technical services team to support the client's growing portfolio, ensuring succession plans are in place and yearly deliverables are consistently met
Serve as the subject matter expert providing guidance from design through operations, engaging and negotiating with internal and external stakeholders on strategic global and regional programs
Manage major works including power-down planning and execution, administer quality assurance for outsourced critical works vendors, and oversee contract management of critical equipment contracts
Coordinate capacity and utilization reviews for office tenancy and server rooms, ensuring engineering regulatory compliance across the portfolio in alignment with client-stipulated standards
Lead APAC smart buildings delivery and implement innovation programs that reduce utility costs, increase productivity, and advance sustainability objectives including energy and CO2 reduction
Lead the APAC Laboratory program consisting of: laboratory move, add and change requests; project scoping and project management; coordination with the Minor Works program for delivery of Capex lab projects; critical environment management; technical operations.
Provide 24/7 on-call support for incident management in corporate real estate buildings
Required qualifications: Bachelor's degree in Mechanical Engineering, Electrical Engineering, or related engineering discipline
Minimum 10-12 years of progressive engineering management experience in commercial real estate or corporate facilities environments
Thorough understanding of building services design, engineering management, and technical services operations across diverse property types
Proven track record leading technical teams, managing complex operational matters, and delivering results through remote matrix-reporting structures across multiple countries
Strong client-facing and presentation skills with demonstrated ability to develop and explain complex operational management information to senior audiences and executive stakeholders
Experience managing CAPEX and OPEX budgets, contract negotiations, and vendor relationship management for critical building systems and services
Preferred qualifications: Project Management Professional (PMP) certification or equivalent project management credentials
Experience with digital buildings, IoT-based systems, building automation platforms, smart building technologies, and data-driven facility optimization
Experience with critical environments such as laboratories, clean rooms or data centres
Background managing minor projects, capital improvement programs, and construction project delivery from design through commissioning and handover
Experience working across APAC markets, with understanding of regional regulatory requirements, cultural nuances, and business practices
Proven ability to drive innovation, thought leadership, and implement operational efficiency improvements that deliver measurable cost savings and performance enhancements
