Wee Hur Capital Pte Ltd is a Singapore-based real estate fund manager and the investment management arm of SGX Mainboard-listed Wee Hur Holdings Ltd. The firm invests in, develops and manages Purpose-Built Student Accommodation (PBSA) across Australia's gateway cities under the Y Suites brand, providing quality housing for tertiary students in locations close to universities, public transport and key amenities. The portfolio is grown through both greenfield and brownfield strategies, targeting stable, recurring income, and is backed by institutional investors, family offices and high-net-worth individuals across Asia.
Summary
The Senior Analyst / Associate is a full-time, on-site role based in Singapore, supporting the Fund Management team across investment, investor relations and asset management for the PBSA portfolio. Given the lean size of the team, the successful candidate will handle several workstreams at once, attend internal and external meetings, and contribute directly to Investment Committee and investor materials, working alongside the Fund Management team, the Australian operating team, and external partners including agents, consultants, lenders and legal, tax and valuation advisers.
Essential Duties and Responsibilities
Investment and underwriting
- Screening and underwriting PBSA and adjacent living-sector opportunities across Australia and Asia-Pacific
- Building and maintaining financial models (development feasibility, fund cash flows, returns analysis), with the emphasis on understanding what drives the numbers rather than Excel wizardry
- Preparing Investment Committee papers and supporting due diligence with external advisers
- Conducting market research and competitive analysis
Investor relations and capital raising
- Preparing investor presentations, quarterly reports, capital call notices and ad-hoc updates
- Maintaining investor data, responding to investor queries and supporting fundraising processes
- Supporting governance requirements, including AGMs, trustee reporting and compliance filings
Asset and portfolio management
- Monitoring operational performance across the Y Suites portfolio (occupancy, rent, NOI, budget vs. actual)
- Coordinating with the Australian operating team on reporting, leasing and capital expenditure matters
- Supporting development activities, debt financing, refinancing and lender reporting
Qualifications
- 1 to 3 years of relevant experience in real estate investment, fund management, investment banking, valuation or corporate finance
- Bachelor's degree in Real Estate, Finance, Business or a related discipline
- A sound grasp of financial fundamentals (IRR, equity multiple, cap rates, debt) and the judgement to know when a number does not make sense
- Strong hands-on PowerPoint skills, with the ability to turn analysis into clean, well-structured slides
- Genuine curiosity about AI tools and comfort using them in day-to-day work
- Clear written and verbal communication in English, suitable for investor, lender and adviser correspondence
- Detail-oriented and organised, with the ability to manage multiple tasks in a fast-paced environment
Desirable:
- Exposure to Australian real estate, the living sector (PBSA, build-to-rent, co-living) or development projects
- Familiarity with fund structures such as MIT/AMIT, Singapore VCC, Section 13U/13D and trusts
