What this job involves: As a Regional Finance Analyst at JLL, you'll serve as the finance governance point for our client accounts across Malaysia, the Philippines, and Australia/New Zealand (ANZ). This role combines analytical expertise with operational finance management, ensuring accurate financial reporting, budgeting, and forecasting across these three markets — with a direct line of accountability into regional and global finance reporting.

You'll be the day-to-day finance point of contact for your countries: accountable for the accuracy of the numbers before they roll up. For ANZ, you'll partner with another Finance Analyst on the team to ensure coverage and continuity across the market. You'll work closely with the Regional Finance Lead, operations teams, and onsite facility teams to deliver exceptional financial insights and support.

The numbers are only half the job. To provide financial analysis that's actually useful, you'll need to build close working relationships with the site teams — learning the details behind the business numbers, how each scope of work and contract commitment flows through to financial impact, and where commercial contract terms create exposure. Over time, you'll build the judgment to flag the right areas to the Regional Finance Lead and help point site teams toward the information she needs. Your work will span monthly financial close processes, variance analysis, and budget preparation — but just as much, it will mean staying closely connected with site teams to understand what's actually driving the numbers, coordinating vendor payments with full context on the work behind them, and spotting process improvements that come from seeing both the finance side and the operational side of the business.

What you'll learn: This role gives you real exposure to how finance and operations connect across three different markets. You'll build a solid foundation in multi-country financial reporting and consolidation, gain practical experience reading contract and commercial terms for financial impact, and develop genuine business partnering skills — the kind that come from working closely with people outside finance, not just from a textbook.

What your day-to-day will look like: Maintain finance accuracy for Malaysia, the Philippines, and ANZ — ensuring financial data from each country is complete and consistent before it consolidates into regional and global reporting
Build close working relationships with onsite site teams to learn the operational detail behind the numbers — how scope of work, contract commitments, and commercial terms translate into financial exposure — so you can flag the right areas and help direct site teams to the information the Regional Finance Lead needs
Support the Regional Finance Lead in business, operational, and financial decision-making processes across the three countries, providing data-driven insights and risk mitigation recommendations
Measure and review financial KPIs for client accounts in each market, tracking performance metrics and flagging areas for improvement or concern
Partner with operations teams in Malaysia, the Philippines, and ANZ to identify and implement cost reduction opportunities and quality improvements that enhance service delivery while optimizing financial performance
Conduct detailed variance analysis comparing actual results to budget and forecast across all three countries, identifying trends and providing insights that support strategic decision-making at the regional level
Work with JLL Business Services (JBS) to manage vendor payments across the three markets, ensuring timely processing and accurate record-keeping
Coordinate the timely processing of JLL invoices and monitor accounts receivable across Malaysia, the Philippines, and ANZ, ensuring effective management of JLL cashflow at the country level and its accurate roll-up to regional cashflow reporting
Collaborate with the Regional Finance Lead to maintain and update guidelines and manuals associated with accounts payable and receivable processes, ensuring a consistent standard is applied across all three countries
Serve as the financial point of contact for onsite facility teams in each country, guiding them in compiling vendor data and responding to financial queries while building trusted relationships
Prepare and analyze monthly financial statements, variance reports, and management commentary for assigned client accounts in Malaysia, the Philippines, and ANZ, ensuring accuracy and timely delivery into regional and global consolidation

Required qualifications: Bachelor's degree in Accounting, Finance, Business Administration, or related field 3-5 years of progressive experience in financial analysis, accounting, or operational finance, preferably within commercial real estate or professional services
Strong proficiency in financial reporting, budget preparation, variance analysis, and forecasting methodologies
Advanced Microsoft Excel skills including complex formulas, pivot tables, and data modeling capabilities
Demonstrated ability to analyze financial data, identify trends, and communicate insights clearly to both financial and non-financial audiences
Experience with accounts payable/receivable processes, vendor management, and cash flow monitoring
Willingness to build close working relationships with operational site teams — able to learn scope of work, contract terms, and how commercial commitments create financial exposure
Excellent organizational skills with proven ability to manage multiple priorities across multiple markets, meet deadlines, and maintain accuracy in a fast-paced environment
Strong interpersonal and communication skills with the ability to build effective relationships across diverse teams, countries, and operational stakeholders

Preferred qualifications: CPA, CMA, or progress toward professional accounting certification
Experience in commercial real estate finance, property management accounting, or facilities management
Knowledge of GAAP principles and financial statement preparation
Previous experience supporting regional or multi-site client portfolios, ideally spanning Southeast Asia and/or ANZ
Demonstrated project management skills and experience leading process improvement initiatives across multiple countries
