Job description :

• Job Scope:
• To strategize and lead a multifunctional team in the day-to-day management of a portfolio of mixed warehouse / office properties, with first level Repair and Maintenance (R&M) for the owned and leased warehouses across Singapore
• To strategize, develop and implement strategic real estate initiatives that align with business objectives and drives financial and operational performance including CAPEX AND OPEX for the work year
• To strategize and identify critical CAPEX for asset enhancement and lifecycle replacement
• To strategize, develop and manage service standards and performance of 3rd party service providers and develop good partnership with all stakeholders.
• To strategize, develop and implement work processes to ensure all issues and emergencies are attended to and resolved with minimal disruptions.
• To strategize, plan and develop operating budget and resource plan, implement cost savings measures and support warehouse occupancy projects.
• To plan & execute the refurbishment/reconstruction works and costing in support operational needs
• To strategize, recommend and implement continuous improvement initiatives with relation to estate management and its vendor management.
• To strategize, implement and oversee audit on subcontractors & follow-up on corrective actions.
• To strategize, implement and oversee support for commercial, insurance and compliance efforts.
• Ensure and track timely renewal of the maintenance contracts
• Assess the facilities and security requirement and costing for commercial RFQ
• Ensure timely renewal of all statutory permits such as lift, signage, façade inspection, EMA, Fire Certificate
• Ensure all works comply with the building and fire safety regulation
• Working closely with all contractors, Qualified Person and various Authorities (JTC, BCA, SCDF, URA) in the course of work
• Perform Fire Safety Manager Duties
• Perform Water Efficiency Manager Duties
• Monitoring and assessment of the electrical fixed rate by retailer, SP Pool rate and Temporary Electricity
• Contracting Supporting rates and obtain management approval
• Ensure proper documentation in preparation for audits
• Lead the Sales & Leaseback as Property Manager Duty
• Provide guidance in M&E, Coldroom, Construction and Security
• Execute Green Initiatives
• Any ad-hoc task assigned

Degree in Property & Facilities Management or related discipline.

* Minimum 7 years of experience in estate or facilities management.

* Strong knowledge of Building & Fire Safety Regulations, M&E systems, CAPEX/OPEX management, reinstatement and reconstruction works.

* Certified Fire Safety Manager and Water Efficiency Manager.

* BizSafe Level 2, Certified Green Mark Facilities Manager, Advanced WSH, Managing Work at Height and Construction Safety Supervisor certifications are preferred.

* Experience managing warehouse/logistics facilities, vendors and government authorities will be an advantage.

* Strong communication, stakeholder management, leadership and project management skills.
