Roles & Responsibilities – Project Manager (Landed House Project)

  • Plan, organize, and oversee site setup and sequential job planning to ensure smooth execution of works, meeting cost, quality, timeline, and client satisfaction targets.
  • Attend and participate in project kick-off meetings, design coordination meetings, tender briefings, and project progress meetings.
  • Liaise proactively with consultants (Architect, C&S, M&E, QS, etc.) to coordinate design development, resolve technical issues, and ensure constructability.
  • Identify and resolve discrepancies in design and construction drawings in consultation with relevant consultants before site implementation.
  • Coordinate with subcontractors, consultants, client representatives, and authorities to ensure smooth execution and compliance with statutory requirements.
  • Manage and monitor all authority submissions (planning permission, building approvals, utilities, etc.) in coordination with consultants to ensure timely approvals.
  • Oversee the preparation, submission, review, and approval of shop drawings, ensuring consistency with Issued for Construction drawings and project requirements.

Tender Management Responsibilities

  • Coordinate with the Quantity Surveyor
  • Manage the tender process including tender invitations, site briefings, tender queries, and submission handling.
  • Evaluate tender submissions, coordinate clarifications, and assist in contractor selection and award.
  • Support negotiation and finalization of contract terms and issuance of the Letter of Award (LOA).
  • Prepare and manage all project-related correspondence and documentation, including progress reports, work schedules, meeting minutes, and variation orders.
  • Supervise site staff and subcontractors, monitor work progress, and resolve on-site issues efficiently.
  • Enforce quality control through regular inspections and ensure construction adheres to approved drawings and specifications.
  • Ensure use of approved materials and maintain accurate records of certifications, test reports, and approvals.
  • Participate in risk assessments and ensure full compliance with Workplace Safety and Health (WSH) regulations.
  • Perform any other duties or assignments as directed by Top Management.

Requirements

  • Minimum of 3–5 years of hands-on experience managing landed house construction projects.
  • Solid understanding of construction workflows, authority submission processes, and tender procedures.
  • Strong leadership, coordination, and communication skills.
  • Able to work independently with high responsibility and meet tight deadlines with minimal supervision.
