Job Summary

We are seeking a Property Maintenance & Defect Executive to manage property maintenance and defect-related matters for completed properties. The role involves handling maintenance and defect complaints, coordinating with property owners/occupants and contractors, and ensuring rectification works are completed within the required timeframe.

Key Responsibilities

- Manage and coordinate maintenance and defect complaints for completed properties.

- Liaise with property owners, occupants, contractors, workers and subcontractors regarding reported defects and maintenance issues.

- Attend site inspections to identify, assess and verify reported defects or maintenance problems.

- Determine the required rectification works and coordinate the necessary contractors, workers or subcontractors.

- Arrange and supervise rectification works at the affected properties.

- Monitor the progress, workmanship and quality of rectification works to ensure issues are properly resolved.

- Follow up closely on outstanding complaints and ensure rectification works are completed within the agreed timeframe.

- Conduct follow-up inspections to verify that completed rectification works are satisfactory.

- Coordinate access arrangements with owners or occupants where necessary for inspection and repair works.

- Maintain proper records of complaints, inspections, rectification actions, photographs, work progress and completion status.

- Ensure all complaints and defect cases are properly documented and closed out upon satisfactory completion.

- Provide regular updates on outstanding defects, maintenance cases and rectification status to relevant internal departments and management.

- Coordinate with relevant departments on recurring defects or issues requiring further technical attention.

- Assist in identifying recurring maintenance or workmanship issues and provide feedback for improvement in future projects.

- Perform other property maintenance, defect rectification and after-sales related duties as assigned by management

Requirements / Qualifications:

* Diploma in Building, Civil Engineering, Property Management, Facilities Management or a related field.

* 2–5 years of working experience in property maintenance, building defects, construction, facilities management or a related field.

* Experience in handling property defects and rectification works will be an added advantage.

* Good understanding of building maintenance and common construction defects.

* Good communication and interpersonal skills.

* Able to coordinate effectively with owners, occupants, contractors and subcontractors.

* Able to work independently with minimal supervision.

* Good problem-solving and organisational skills.

* Willing to conduct site inspections and follow up on rectification works.

Pay: RM4,500.00 - RM5,500.00 per month
