Job Summary
The Assistant Contracts Manager is responsible for supporting the Contracts Manager in the
contractual, commercial and procurement management of the Company's development projects
. The role involves tendering, contract administration, variation and claims assessment, payment certification, cost monitoring and contract close-out.
Key Responsibilities
Assist in the preparation, review and administration of
main contracts, subcontracts, consultancy agreements and related contractual documents
.
Manage and coordinate
tendering and procurement activities
, including tender documentation, evaluation and commercial comparisons.
Review and assess
contractor and subcontractor quotations, variations, claims and payment submissions
.
Assist in the evaluation of
Extension of Time (EOT), loss and expense and other contractual claims
.
Monitor project costs, variations, commitments and potential commercial exposure against approved budgets.
Prepare and maintain
contract registers, variation registers, claims records and other commercial documentation
.
Assist the Contracts Manager in
contract negotiations and resolution of contractual/commercial issues
.
Liaise with Project Managers, Quantity Surveyors, Consultants, Contractors, Subcontractors, Procurement and Finance teams.
Prepare contractual correspondence, commercial reports and management recommendations.
Assist with
final accounts, contract close-out and settlement of outstanding contractual matters
.
Identify potential contractual and commercial risks and highlight them to the Contracts Manager.
Ensure proper documentation and compliance with the Company's procurement and contract management procedures.
Requirements
Degree/Diploma in
Quantity Surveying, Construction Management, Building, Civil Engineering, Contract Management or related discipline
.
Minimum 10
years of relevant experience
in contracts, quantity surveying or commercial management within the construction/property development industry.
Good knowledge of construction contracts, tendering, procurement, variations, claims and payment administration.
Strong commercial, negotiation and analytical skills.
Good communication and documentation skills.
Proficient in Microsoft Office, particularly
Excel and Word
.
Able to work independently, manage multiple projects and meet deadlines.
