JOB SUMMARY
The job holder is responsible for ensuring the success of a project by ensuring delivery in alignment with contractual parameters. The job holder will work with his senior management to supervise, motivate and manage the project team and assist in the delivery of project(s) in accordance with the requirements of the Quality Management System.
JOB DUTIES & RESPONSIBILITIES
Proposal Stage
The Project Manager's role may start during the tender stage. Together with senior management, he is responsible for the review and analysis of the construction logistical and delivery aspects of a potential project. He will be responsible for highlighting special requirement, potential risk and problems of a project for consideration and inclusion within the Technical Proposal.
Pre Construction Stage
The Project Manager is responsible for the following pre-construction activities:-
- Reviewing drawings and specifications with the Project Team
- Preparation of the production of Construction Program and Bid Package Schedule.
- Chairing the Project Startup Meeting and ensuring that the startup activities as identified in the Project Control Form are assigned, schedule and effected.
- Ensuring design information is managed, that the Information Required Schedule is prepared and attending the Design Brief Meeting with the Project Team.
- Establishing the lines of communication with external parties involved in the project and conveying this to the project team.
- Monitoring and advising on procurement and trade contractor selection.
Construction Stage
During construction the Assistant Project Manager controls the project through the following:-
- Site based role to monitor actual progress against programmed, quality and general conditions.
- Ensuring procurement activities are progressed and completed according to milestone by monitoring the Procurement Schedule
- Chasing Suppliers and TCs to deliver materials on site when needed to meet the programme.
- Ensuring all schedule meetings are conducted and Open Items prepared. Attending these meetings regularly to ensure objectives are met.
- Attending weekly Internal Review with Project Team to discuss progress and address issues.
- Advising and providing solutions to issues.
- Setting Out – to be checked and verified before Construction Commences. Ensure setting out on the floor in line with OIG Standards and Training Modules provided.
- Preparing Benchmark Quality installation ahead of replicating the quality across the project.
- Raising NCRs when quality is not achieved by TCs.
- Providing progress update to Senior Management -escalating potential problems and issues when necessary.
- Ensuring project files and records are properly maintained.
- Raising EOT issues to Line Manager and support in the preparation of any EOTs lead by the SPM.
- Close Out Tracker or Programme to monitor progress at the final stages of a project.
Completion Stage
The Project Manager's key responsibilities at this stage are:-
- Chairing the 3/4 Completion Meeting and ensuring attendance by project team. Reviewing and discussing completion milestones for all key activities to ensure completion date is achievable. Generating an Open Items List illustrating actions required and persons responsible.
Handover:-
- Ensuring the site is ready for handover – in terms of compliance with contract conditions and readiness
- Attending the handover with the client/consultant. Ensuring full documentation of the handover process.
- Ensuring a smooth transition between handover and occupation by the client.
- Ensuring the application and receipt of the Certificate of Practical Completion (CPC).
- Ensuring the As Built Drawings and Operations and Maintenance Manual (O&M) is in order and issued to the client in line with company standards and ISO KPI’s
- Ensuring defects are managed and closed-out effectively and promptly.

JOB REQUIREMENTS
Education & Training
- Degree in Building Studies / Quantity Surveying / Engineering, or equivalent
Technical Requirements
- 5 years post-qualification relevant experience in fit-out works
Managerial Experience
- Experience in managing a team of staff and working with consultants and contractors
Others
- Computer literate – Microsoft Office
- Good command of English
Job Types: Full-time, Permanent
Pay: RM10,000.00 - RM15,000.00 per month
