Job Descriptions:
Role Purpose
The Manager of Facilities (Mechanical) is responsible for planning, directing, and monitoring all preventative and corrective maintenance activities to ensure that the organization's buildings, machinery, and mechanical systems—specifically HVAC and compressor systems—operate with maximum reliability. This role focuses on optimizing resources and prioritizing spending to achieve safety, reliability, and significant energy savings.
Key Responsibilities
1. Mechanical & Technical Management
Maintenance Strategy: Plan, prioritize, and manage maintenance programs, shutdowns, and emergency repairs for critical mechanical assets including HVAC and high-pressure compressor systems.
Process Improvement: Develop and implement repair and maintenance procedures that optimize the use of tools and equipment to enhance the capabilities of the mechanical team.
Utility Operations: Plan and manage facility operation functions, ensuring all mechanical utilities support production with minimal disruption.
Innovation: Research and recommend new maintenance equipment or tools to improve system efficiency and team performance.
2. Energy Optimization & Cost Control
Resource Optimization: Monitor the effectiveness of maintenance activities to prioritize spending and optimize resources.
Savings Track Record: Manage relationships with external contractors (e.g., builders, electricians) to minimize costs while ensuring high service standards.
Project Oversight: Estimate the cost, time, and resources required for mechanical repair projects and monitor progress against those estimates.
3. Leadership & People Management
Team Supervision: Manage a department or function consisting of one or two sections, including non-executive and entry-to-intermediate level executive employees.
Staff Development: Lead, direct, and develop maintenance staff to ensure repair activities are completed accurately, safely, and on time.
Resource Planning: Forecast staff and resource requirements to ensure the timely completion of independent tasks and projects.
Performance Accountability: Ensure the team meets all budgets, schedules, and performance requirements.
4. Operational Coordination & Compliance
Internal Liaison: Coordinate scheduled maintenance with operational and production managers throughout the plant to minimize business disruptions.
Regulatory Adherence: Ensure all mechanical operations and maintenance comply with ISO 13485, FDA 21 CFR Part 820, MDSAP, and GMP (PICS & cGMP) standards.
Safety Duty: Carry out all duties in a safe and environmentally responsible manner.
What you will bring to the team:
Education: Bachelor’s Degree in Mechanical Engineering or a related field, or intermediate working experience.
Experience: Requires thorough knowledge of mechanical business practices (specifically HVAC and compressor systems) and a cumulative knowledge base from previous experiences to determine appropriate courses of action.
Team Leadership & Upskilling: Minimum of 3 years experience managing a multidisciplinary technical team (7+ staff), including performance management, technical mentorship, and resource allocation during peak maintenance periods.
Cleanroom Environmental Control: Proven track record of managing ISO-certified cleanroom environments (ISO Class 5–8), with deep experience in maintaining precise pressure cascading, humidity control, and temperature stability.
Expert in its field - Proven track record in the direct oversight and technical governance of high-capacity Compressed Dry Air (CDA) systems and HVAC/Chiller plants. Must demonstrate extensive experience in managing HVAC/CDA system, desiccant dryers, optimizing filtration efficiency, and optimizing air change rates/cleanroom temperature/humidity/differential pressure. This includes a mastery of troubleshooting to resolve complex failures, alongside a strategic focus on improving system reliability and driving energy efficiency to ensure uninterrupted support for critical cleanroom environments.
Vendor & Contract Management: Hands-on experience managing high-value service contracts and specialized external OEMs, ensuring compliance with strict Service Level Agreements (SLAs) and safety protocols.
BMS & Automation Governance: Experience in managing and leveraging Building Management Systems (BMS) to monitor, control, and optimize mechanical plant operations, ensuring seamless integration between hardware and software control logic
