Responsibilities

Job Purpose


  • To oversee both strata and non-strata properties efficiently and effectively while managing all aspects of real estate assets to ensure the optimal financial performance and satisfaction of both owners and tenants.
  • This involves overseeing property maintenance, financial management, tenant relations, and compliance with legal and regulatory requirements for both strata and non-strata real properties, with the goal of preserving the property value, and maximizing investment returns for Sime Darby Property.


Job Responsibilities


P&L Management

  • Accountable for P&L statements for all properties while devising strategies to maximize revenue and minimize costs.


Budgeting & Cost Management

  • Participating & providing support to the Head of Asset Management in the annual operating plan (AOP).
  • Managing the financial aspects related to building maintenance which includes estimating costs, monitoring expenditures & identifying opportunities for cost savings without compromising the building’s functionality or safety.
  • Maintain a comprehensive record of all property-related expenses.


Stakeholder Management

  • Build and maintain positive relationships with property owners, tenants, residents, and contractors while serving as the main point of contact for property-related inquiries and concerns.
  • Facilitate effective communication and conflict resolution among residents or strata owners when necessary.
  • Collaborate with local authorities, and other stakeholders to address community-related issues.
  • Lead/attend Joint Management Body (JMB)/Management Corporation (MC) meetings to provide updates and gather feedback.


Tenant Management

  • Manage tenant relations, including lease agreements, rent collection (if required), and dispute resolution.
  • Oversee tenant move-in and move-out processes, ensuring the properties are well-maintained.
  • Address tenant requests and concerns promptly and professionally.


Overseeing Building Maintenance

  • Ensuring proper maintenance & upkeep of the building, including its infrastructure, MEP systems and other essential components.


Preventive Maintenance and Life Cycle Monitoring

  • Develop and execute preventive maintenance programs to ensure the longevity and optimal functioning of property assets.
  • Monitor the life cycle of equipment and assets, planning for replacement or upgrades as needed.
  • Work with vendors and contractors to schedule and oversee maintenance and replacement projects.


Asset Management System Management

  • Utilize property management software and tools to maintain accurate records of property assets.
  • Conduct routine inspections to assess the condition of assets, recommend repairs or upgrades as needed.
  • Ensure all maintenance and repair work is documented and completed in a timely manner.


Managing Service Contracts

  • Coordinates & manages service contracts with the in-house/ outsource teams, external vendors, contractors for maintenance and repair works to ensure quality of work performed and in compliance with relevant regulations and standards.


Regulatory Compliance

  • Ensures compliance with relevant building codes, regulations, and industry standards, keeping abreast of any changes or updates.


Team Leadership

  • Manages & guides team members.
  • Providing mentorship & support to the team in ensuring optimal performance and development.


Education/Professional Qualification

  • Degree/Professional qualifications in Property Management, Real Estate, Engineering or similar.
  • At least 10-15 years working experience, with at least 8 years in managerial role.


Professional Experience

  • Preferably significant knowledge and experience in real estate development or investment industry.
  • Advanced knowledge of asset/property management (Strata & Non Strata), property statutory compliance and contract management.
  • Highly organized with great attention to detail with strong verbal & written communication and collaboration skills.
  • Strong customer service and interpersonal skills needed to meet with prospective and current tenants.
  • Ability to establish productive working relationships with people at all levels of the organization as well as with external partners.
  • Strong leadership skills with ability to influence others.
  • Advantageous to have experience in using/implementing asset management software.
