We are looking for a dynamic Leasing Executive to drive leasing activities and manage tenancy operations across our property portfolio. Job Responsibilities

• Source and attract potential tenants through agent networks, referrals, and online platforms; conduct property viewings and identify tenant requirements to match suitable properties.
• Recommend and implement tenant mix strategies for commercial properties to optimise occupancy and align with the company's leasing objectives.
• Negotiate rental terms and coordinate the closing of lease agreements.
• Track occupancy status, conduct periodic market rental surveys, and prepare leasing reports.
• Coordinate with team members on handover process once tenant secured or during non-renewal and termination of tenancy.
• Ensure tenant files and documents are in place, on SharePoint and hardcopy (if applicable), and easily accessible by team members.
• Prepare tenancy documents including Letter of Offer (LOO), Tenancy Agreement (TA), invoices, receipts, and correspondence letters.
• Attend to tenant queries, including defect complaints and maintain positive landlord-tenant relationships.
• Collaborate with team members and other departments on various tasks, including but not limited to building maintenance and tenant fit-out.

Job Requirements

• Diploma or Bachelor's Degree in Real Estate Management, Property Management, Business Administration, Property Development, or related disciplines.
• Minimum 2-5 years of working experience in leasing, tenancy administration, property management, or related field.
• Experience dealing directly with established brands, chain operators, or corporate tenants is highly preferred.
• Knowledge of leasing processes, tenancy documentation, and property management practices will be an added advantage.
• Familiar with Malaysian tenancy laws and common leasing practices is an added advantage.
• Proficient in Microsoft Office applications; knowledge of MHW Road Runner or MHW Accounting System is an added advantage.
• Strong communication, negotiation, interpersonal, and organisational skills.
• Able to work independently, manage multiple tasks, and meet deadlines.

Pay: RM4,000.00 - RM5,500.00 per month
