Role
The Projects & Facilities Manager is responsible for the daily FM operations, maintenance, and renovation projects across the corporate offices (BTS & TRX), Regional Sales Offices & Technical Operation Centres (TOCs – mainly to support NFM team).
The main goal of this role is to prevent any operational disruptions by keeping all building systems—such as electrical power, air conditioning, and structural elements—running smoothly without downtime.
In this role, the manager will lead technical teams, plan preventive maintenance schedules, and oversee office fit-outs and repairs. The manager is also responsible for managing vendor contracts, tracking project budgets (CAPEX/OPEX), and ensuring all sites follow safety, security and company guidelines to support the regional business effectively.
The Day-To-Day Activities
Facility Maintenance & Critical Infrastructure Operations
- Preventive Maintenance (PPM): Develop and execute comprehensive PPM programs for critical systems across BTS and corporate offices, including UPS, Air-conditioning/VRV systems, Gensets, and External Signage.
- TOC & Branch Technical Support: Coordinate with NFM NWD for Technical Operation Centres (TOCs) & Regional Heads of Sales. Handle structural integrity issues and manage maintenance for all mechanical, electrical, handyman works, furniture, and fittings.
- Responsible for corporate offices and regional branches on repair processes, troubleshooting, and infrastructure queries.
- Daily Operations: Ensure soft services (pest control, hygiene services) run smoothly in coordination with the Corporate Administration team. Periodically oversee minor manual logistics (room arrangements/heavy lifting)
Project Management & Fit-Out
- Capex Projects: Lead space planning, office renovations, and fit-out projects from conception through to handover. To work with stakeholders, security, HSE and building management teams.
- Defect & Quality Control: Manage Defect Liability Periods (DLP) and rectification works by closely liaising with consultants and contractors to safeguard asset value.
Procurement, Resource Planning & Governance
- Financial Accountability: Oversee Employee Request Action Tickets (EAR) management, budget forecasting (OPEX/CAPEX), and cost-saving reports.
- Vendor & SLA Management: Establish, track, and enforce Service Level Agreements (SLAs) for internal technicians and external contractors (air-con, UPS, genset etc)
- Procurement: Ensure compliance with procurement processes, ensuring ethical business practices and cost-effective strategic sourcing.
- Inventory Control: Manage critical spare parts and asset inventories to reduce turnaround time during breakdowns.
Coordination works
- Communicate with stakeholders across divisions/departments e.g. HR / FM, Sales, Retail Operations, Legal, and Finance — to ensure any project-related works and compliance processes are aligned.
- Liaise with external landlords, mall leasing departments, legal team, and government agencies for related project works
Other ad hoc matters arise or are requested under project and FM work
About You
- Diploma or Bachelor's Degree in Civil Engineering, Electrical Engineering, Mechanical Engineering, Facilities Management, or any related technical discipline.
- Minimum of 5 – 10 years of progressive experience in Facilities Management, Technical Operations, or Property Engineering, with at least 2– 4 years in a managerial or assistant managerial capacity overseeing multi-site portfolios.
- Good command of electrical systems, HVAC/VRV systems, business continuity strategies, and structural defect management.
