JOB DESCRIPTION
1. Site Identification
- Identify potential sites that meet technical, commercial, and regulatory requirements for telecommunication tower development.
- Conduct site visits to assess accessibility, land conditions, surrounding areas, and network coverage requirements.
2. Site Feasibility & Assessment
- Evaluate potential sites based on factors such as signal requirements, land suitability, accessibility, cost, and overall project feasibility.
- Ensure proposed sites comply with applicable zoning requirements, local council regulations, and other relevant requirements.
3. Landowner Negotiation
- Approach and liaise with landowners regarding the leasing or acquisition of land for telecommunication tower development.
- Negotiate lease terms, rental rates, tenure, and other contractual conditions in the best interest of the Company.
- Maintain good working relationships with landowners throughout the site acquisition and approval process.
4. Liaison with Government Authorities & Regulatory Bodies
- Liaise with relevant government authorities and regulatory bodies to obtain the necessary approvals and permits, including:
- Land Office – Land matters and ownership verification.
- Local Council (Pihak Berkuasa Tempatan – PBT) – Zoning, planning, and permit approvals.
- Relevant regulatory and technical authorities, including MCMC, CAAM, TNB, BOMBA, and other applicable agencies – Compliance with telecommunication, aviation, utility, and safety requirements.
- Follow up with relevant authorities to ensure applications and approvals are obtained within the required timeline.
5. Permits & Documentation
- Prepare, submit, and maintain all necessary documentation related to site acquisition and regulatory approvals, including Letter of Intent (LOI), Tenancy Agreement, Consent Letters and Application Forms, Technical Proposals, Letter of Offer and other supporting documents required by relevant authorities or stakeholders
- Ensure all documentation is complete, accurate, properly maintained, and submitted within the required timelines.
6. Project Coordination
- Work closely with technical teams, engineers, consultants, contractors, and other relevant stakeholders throughout the site acquisition and approval process.
- Coordinate site-related matters to ensure approvals and documentation are completed in accordance with project requirements and timelines.
- Provide regular updates on site acquisition and approval progress to the relevant project team or management.
7. Site Visits & Travel
- Travel frequently to identify and assess potential sites.
- Attend meetings and negotiations with landowners and other stakeholders.
- Attend meetings with government authorities and regulatory bodies regarding approvals, permits, and other site-related matters.
REQUIREMENTS
- Must possess at least a Bachelor’s Degree, Postgraduate Diploma, or Professional Degree in Property Development or Real Estate Management.
- Required languages: Bahasa Malaysia and English.
- Minimum 1 year of relevant working experience in the property field, preferably involving site acquisition, property management, land matters, or related activities.
- Strong knowledge and competency in related areas.
- Ability to work independently and as part of a team.
- Must possess a valid Class D driving license.
Job Types: Full-time, Contract
Pay: RM2,350.00 - RM3,000.00 per month
