Key Responsibilities (Job Description)
- Develop, review, and implement project-specific Inspection and Test Plans (ITP), Method Statements, and Quality Control Procedures for all architectural and fit-out works.
- Conduct site inspections and coordinate Work Inspection Requests (WIR/IR) and Material Inspection Requests (MIR) with the Client Representative, Superintending Officer, and independent Commissioning Consultants (CxA).
- Supervise Clean Construction Protocols (CCP) within the White Space (Data Halls), enforcing zoning control, dust prevention, and epoxy floor protection prior to and during server rack installation.
- Oversee room envelope integrity and airtightness, coordinating and witnessing Room Integrity Fan Tests / Door Fan Tests to meet gas fire suppression and environmental containment requirements.
- Supervise the installation, leveling, and testing of heavy-duty Raised Access Floors (RAF), ensuring compliance with seismic bracing, grounding, and loading specifications (concentrated and rolling loads).
- Inspect passive firestopping and penetration seal systems across walls, floors, and shafts, maintaining 100% inspection records and verifying Fire Resistance Ratings (FRR) against approved UL/FM design listings.
- Manage heavy-duty fire doors, acoustic/hermetic doors, and architectural hardware installations, ensuring strict tolerance and integration with Access Control (ACS) and Fire Alarm systems.
- Issue Non-Conformance Reports (NCR) and corrective action notices (CAR) for any quality deviations; lead Root Cause Analysis (RCA) and ensure timely closing with subcontractors.
- Compile, organize, and archive complete architectural QA/QC handover dossiers and As-Built quality documentation to ensure smooth project closeout.
Job Requirements
- Candidate must possess at least a Bachelor's Degree or Diploma in Civil Engineering, Architectural Engineering, Construction Management, or equivalent.
- Minimum 3 to 5 years of proven site QA/QC experience in architectural and interior fit-out works within main contractor environments.
- Prior experience in Data Centers (Tier III / Tier IV), semiconductor cleanrooms, or high-tech industrial plants is strongly preferred.
- Solid knowledge of architectural quality assurance processes, ISO 9001 standards, and construction material testing methodologies.
- Familiarity with data center architectural standards such as ASTM/BS EN room airtightness testing, clean construction management, and passive firestop systems is an added advantage.
- Proficiency in AutoCAD and Microsoft Office suite; ability to review and navigate BIM models (Navisworks / Revit) is a plus.
- Strong written and verbal communication skills in English; capable of independently writing technical inspection reports, addressing NCRs, and liaising effectively with international consultants and clients.
- Highly disciplined, detail-oriented, principled, and capable of working effectively in a fast-paced project site environment.
