Responsibilities
JOB DESCRIPTION
Manage the architectural design process for construction projects.
Develop detailed architectural drawings, plans, specifications, and design documentation in collaboration with multidisciplinary teams.
Review, and modify architectural drawings, and other design deliverables.
Review and analyze architectural inputs for construction drawings to ensure design accuracy and constructability.
Maintain and manage architectural drawings, documents, and project data in an organized and up-to-date manner.
Ensure compliance with applicable building codes, safety regulations, client requirements, and data centre design standards.
Perform all phases of architectural work, from concept design through construction documentation and project completion.
Liaise with clients, consultants, contractors, and local authorities to facilitate project approvals and coordination.
Review design concepts, drawings, specifications, and technical submissions.
Ensure designs are practical, cost-effective, buildable, and aligned with project requirements.
Coordinate design development and resolve technical issues between disciplines.
Monitor design changes and assess their impact on cost, schedule, quality, and constructability.
Develop practical and innovative solutions to technical and design challenges.
Responsible for project planning & implementation management, co-ordination with project team, consultants & contractors, overseeing the project and liaising with the authorities.
Coordinate applications and approvals required from relevant authorities and statutory agencies.
Monitor site progress and coordinate with project teams on project matters when necessitating.
Liaise with consultants, architects, authorities, contractors, etc. to ensure works are carried out based on established procedures, specifications, and contract requirements of the project.
Liaise with consultants and authorities to resolve approval issues and minimize delays.
Maintain an approvals and compliance tracker.
Ensure project development activities comply with applicable laws, regulations, codes, standards, and permit conditions.
Establish project objectives, scope, deliverables, timelines, budgets, and performance targets.
Coordinate master schedules covering design, authority approvals, procurement, construction, testing, commissioning, and handover.
Establish project governance, reporting structures, communication protocols, and approval processes.
Ensure project plans are aligned with business objectives and client requirements.
Ensure value-engineering opportunities are identified and evaluated.
Responsible for Cost, Contract and Procurement activities and ensure development projects comply with terms and conditions of contracts and within quality standards, timely, and costs efficiency.
To manage overall functions, operations and activities related to tendering, contracting, procurement and etc.
Review cost plans, estimates, tender prices, variations, and financial forecasts.
To prepare the project cost budget, cash-flow for project, track changes in design/construction work and adjust budget projections accordingly.
To assist in evaluating and review tenders received according to the tender requirements, scope of works, cost estimation, development of conceptual schedule, determination of available resources, sourcing of contractors, and evaluation of risks and legal issues.
To endorse for procurement of materials, contractors and machinery as per project procurement schedule.
Support procurement and contract negotiations where required.
Assess the financial implications of design changes, scope changes, delays, and contractual claims.
Provide overall development-level oversight of construction activities.
Coordinate with the Project Manager, Site Manager, consultants, contractors, and other project stakeholders.
·Assess probability, impact, ownership, and mitigation measures for identified risks.
Escalate material risks to senior management.
Develop contingency strategies for major project risks.
Review progress reports and identify delays, risks, and corrective actions.
Ensure project changes are properly evaluated, approved, documented, and implemented.
Maintain effective relationships with clients, investors, consultants, contractors, authorities, suppliers, internal departments, and community representatives where applicable.
Lead project coordination meetings and stakeholder discussions.
Communicate project status, risks, issues, decisions, and required actions clearly.
To perform any other duties and responsibilities as assigned.
REQUIREMENTS
Candidate MUST Bachelor's degree in Civil Engineering, Construction Management, Architecture, Quantity Surveying, Project Management, or a related discipline.
A matured professional with a minimum of 10 years & above of work experiences in the Project Management & Development, Contracts & Procurement function, Architectural, Construction Management in construction sector or a related field.
Experience with large-scale commercial, residential, industrial, infrastructure, mixed-use, or institutional developments is preferred.
Experience coordinating consultants, contractors, authorities, and multiple project stakeholders.
Strong experience in project planning, budgeting, procurement, contract administration, and construction management.
Strong understanding of project economics, cost management, procurement, contracts, financial risks, and commercial decision-making.
Ability to identify technical, contractual, Architectural, and operational issues that could affect project outcomes.
Strong knowledge of architectural design principles and building construction.
Ability to interpret and develop architectural drawings and specifications.
Knowledge of building codes, planning regulations, authority requirements, and construction standards.
Proven experience delivering projects from concept/design through construction and completion.
Excellent written and verbal communication skills, with the ability to communicate effectively with senior management, technical professionals, contractors, authorities, and clients.
Required language(s): Bahasa Malaysia, English and Mandarin to effectively communicate with our diverse client base and stakeholders.
Proficient in project management software, AutoCAD, Microsoft Excel, and Microsoft Office Suite.
Strong negotiation and conflict-resolution skills when dealing with contractors, consultants, suppliers, clients, and other stakeholders.
Excellent planning, prioritization, time-management, and documentation skills.
