About Ikano Centres

Our portfolio of shopping centres are the hearts and hubs of our communities, creating a better everyday life for the 100 million visitors who visit us every year.

Together with our IKEA stores, we create meeting places for friends and families to have a safe and fun day out. We also develop land and invest in residential, office and other types of real estate to create vibrant destinations where people can live, work and play. With strong ambitions to grow our portfolio, we currently operate five meeting places in Malaysia and Thailand. These include IPC and MyTOWN in Kuala Lumpur, Toppen in Johor Bahru, the first phase of Klippa in Batu Kawan, and Megabangna in Bangkok. We are part of Ikano Retail, one of 12 IKEA franchisees and the only one owned by the family of Ingvar Kamprad, who founded IKEA in 1943. Job Description

At Ikano Centres, we also believe your work is more than a job.

About the job

As Business Analyst, you will be part of the Business Navigation team, taking a steering while collaborative role in supporting our Shopping Centres Management Team. You will provide clear business insights, financial analysis and leasing performance indicators to guide priorities and decision-making. Working closely with Commercial, Finance, Operations, Development and Centre Management teams, you will create alignment, clarify expectations and establish effective ways of working. Your assignment

  • Lead analysis of leasing income, rental performance, lease terms, vacancy, CAPEX contributions and related operating costs to provide a clear view of commercial performance.
  • Own the development of leasing income forecasts, budgets and financial projections for existing and future Meeting Places, ensuring assumptions are aligned, transparent and commercially sound.
  • Steer regular commercial and leasing performance reviews by identifying emerging trends, risks, opportunities and performance gaps, and translating them into clear priorities and actions.
  • Prepare decision-ready reports, financial analysis and presentations that provide management and commercial teams with clear insights, implications and recommended actions.
  • Act as a trusted business partner by challenging assumptions and providing fact-based insights and recommendations to improve leasing and wider business decisions.
  • Coordinate income planning, target setting, forecasting and performance follow-up across the portfolio, providing clarity on assumptions, accountabilities and required actions.
  • Collaborate closely with Commercial, Finance, Operations, Development and Centre Management teams to align priorities, strengthen information quality and establish consistent ways of working.
  • Drive continuous improvement of business analysis, reporting tools, governance routines and ways of working to enable faster, more consistent and better-informed decision-making.

Qualifications

Your profile

  • Bachelor’s degree in finance, Accounting, Economics, Property or related disciplines.
  • 5–8 years of relevant experience in business analysis, financial analysis, leasing operations or commercial reporting.
  • Strong understanding of budgeting, forecasting, financial analysis and business performance reporting.
  • Strong analytical skills with the ability to translate data into meaningful business insights and recommendations.
  • Proficient in Microsoft Excel, PowerPoint, business writing and business intelligence tools.
  • Proactive and collaborative, with good communication and stakeholder management skills.
