MONTHLY LEARNING PLAN (MONTH 1–18)PROGRAM OVERVIEW
This Monthly Learning Plan provides a structured, progressive breakdown of learning objectives, key activities, and expected competencies for trainees enrolled in the Asset Management Program (AMP) over an 18-month period.
Operations exposure remains continuous throughout all phases to ensure strong practical grounding.
PHASE 1: OPERATIONS & PROCUREMENT (MONTH 1–6)
Position: Asset Management Intern
Month 1 – Orientation & Basic Operations
· Company induction and SOP familiarisation
· Overview of asset and property management functions
· Shadow daily operations and site inspections
· Introduction to asset registers and documentation
Expected Competency: - Understand organisational structure and basic operations workflow
Month 2 – Operations Support & Documentation
· Assist in routine site inspections
· Update asset registers and operational records
· Learn compliance and reporting requirements
· Assist in preparing basic operational reports
Expected Competency: - Perform basic operational support tasks accurately
Month 3 – Procurement Process Exposure
· Learn procurement workflow and approval process
· Assist in sourcing quotations from vendors
· Prepare quotation comparison tables
· Understand work orders and purchase orders
Expected Competency: - Support procurement documentation under supervision
Month 4 – Procurement Administration & Vendor Coordination
· Track procurement documentation and records
· Assist in issuing work orders
· Observe contractor engagement and site coordination
· Maintain procurement and contract filing
Expected Competency: - Maintain organised procurement and contract records
Month 5 – Integrated Operations & Procurement
· Support combined operations and procurement activities
· Assist in monitoring contractor works
· Participate in simple cost tracking for operational works
Expected Competency: - Understand linkage between operations, procurement, and cost
Month 6 – Phase 1 Review & Readiness
· Assist in preparing summary reports
· Demonstrate understanding of operations and procurement processes
· Phase 1 KPI evaluation and feedback session
Expected Competency: - Ready to progress to Executive (In Training) role
PHASE 2: OPERATIONS, COMMUNITY & FINANCIAL MANAGEMENT (MONTH 7–12)
Position: Asset Management Executive (In Training)
Month 7 – Intermediate Operations Management
· Conduct site inspections with minimal supervision
· Prepare operational reports and follow-up actions
· Handle basic operational coordination
Expected Competency: - Manage routine operations independently
Month 8 – Community Engagement & Communication
· Handle resident enquiries and feedback
· Assist in issuing notices and circulars
· Observe and assist in meetings with JMB/MC
Expected Competency: - Communicate professionally with stakeholders
Month 9 – Complaint Handling & Community Issues
· Manage complaints and issue tracking
· Coordinate follow-ups and resolutions
· Prepare minutes and communication records
Expected Competency: - Resolve community matters under supervision
Month 10 – Financial Management Fundamentals
· Learn operational budgeting concepts
· Assist in invoice verification
· Track expenditure against budget
Expected Competency: - Demonstrate financial accuracy and cost awareness
Month 11 – Integrated Operations, Community & Finance
· Coordinate operational activities with budget considerations
· Assist in preparing financial summaries
· Support management reporting
Expected Competency: - Understand financial impact of operational decisions
Month 12 – Phase 2 Review & Assessment
· Prepare combined operational and financial reports
· Phase 2 KPI evaluation and feedback
· Identify development areas for technical phase
Expected Competency: - Ready for maintenance and defect management responsibilities
PHASE 3: OPERATIONS, MAINTENANCE & DEFECT MANAGEMENT (MONTH 13–18)
Position: Asset Management Executive (In Training)
Month 13 – Maintenance Management Basics
· Learn preventive and corrective maintenance concepts
· Assist in scheduling maintenance works
· Update maintenance logs and records
Expected Competency: - Understand maintenance planning principles
Month 14 – Contractor Supervision & Quality Control
· Monitor maintenance works on site
· Coordinate contractors and timelines
· Report on work quality and completion status
Expected Competency: - Supervise contractors under guidance
Month 15 – Defect Identification & Tracking
· Conduct defect inspections
· Record and classify defects
· Track rectification status
Expected Competency: - Manage defect logs accurately
Month 16 – Defect Rectification & Resolution
· Coordinate defect rectification works
· Liaise with contractors and consultants
· Verify completion and closure of defects
Expected Competency: - Close defect cases effectively
Month 17 – Asset Condition & Lifecycle Planning
· Assist in asset condition assessments
· Identify maintenance trends and risks
· Support long-term maintenance planning
Expected Competency: - Apply lifecycle thinking to asset management
Month 18 – Final Review & Confirmation Readiness
· Prepare comprehensive operational and maintenance reports
· Demonstrate end-to-end asset management capability
· Final KPI evaluation and confirmation assessment
Expected Competency: - Ready for confirmation as Asset Management Executive
PROGRAM COMPLETION
Successful completion of this 18-month plan indicates readiness to independently manage assigned assets in accordance with company standards and governance requirements.
