Building Operations & MaintenanceSupervise and coordinate routine building maintenance and repair works.
Monitor building systems, including electrical, plumbing, HVAC, fire protection, and lift systems.
Conduct regular inspections to identify maintenance issues and ensure corrective actions are taken.
Coordinate with contractors, service providers, and maintenance staff.
Facilities ManagementEnsure common areas and facilities are clean, safe, and well-maintained.
Monitor the performance of cleaning, security, landscaping, and maintenance contractors.
Assist in planning preventive maintenance programs.
Health, Safety & ComplianceEnsure compliance with local building regulations, fire safety requirements, and occupational health and safety standards.
Conduct regular safety inspections and emergency preparedness drills.
Maintain records of inspections, permits, and certifications.
Respond to emergencies and coordinate appropriate corrective actions.
Tenant / Occupant RelationsAddress tenant or occupant inquiries, complaints, and maintenance requests promptly.
Communicate building notices, maintenance schedules, and safety information.
Maintain positive relationships with residents, tenants, and stakeholders.
Administrative DutiesMaintain accurate records of maintenance activities, incidents, and inspections.
Prepare reports on building operations and maintenance performance.
Monitor maintenance budgets and control operational expenses.
Assist in procurement and inventory management of maintenance supplies.
Security ManagementOversee building security systems and procedures.
Coordinate with security personnel to ensure the safety of occupants and property.
Investigate and report security incidents when required.
QualificationsDiploma or Degree in Building Services, Facilities Management, Property Management, Engineering, or a related field.
Relevant experience in building operations, property management, or facilities management.
Knowledge of building systems, safety regulations, and maintenance practices.
Proficiency in Microsoft Office applications and property management software.
Relevant professional certifications are an advantage.
Skills & CompetenciesStrong leadership and supervisory skills.
Excellent communication and interpersonal abilities.
Problem-solving and decision-making skills.
Ability to manage multiple tasks and priorities.
Knowledge of health, safety, and environmental regulations.
Good organizational and record-keeping skills.
