About The Role:
Be part of our IOI City Mall’s team as a Leasing Manager, driving the mall’s tenant mix and retail experience. You’ll support lease negotiations, manage tenant relationships and coordinate with internal teams to ensure smooth tenancy operations.
Key Responsibilities:
1. Leasing Planning & Execution
- Implement leasing plans and contribute to execution in assigned mall(s) or categories.
- Contribute tenant mix planning through input on unit suitability, zoning, and tenant profiling. Prepare budget and occupancy forecasts.
2. Tenant Sourcing & Lease Negotiation
- Identify and approach target tenants (local & regional brands) for available units.
- Lead negotiations for lease terms and rental proposals in line with guidelines.
- Ensure deals are aligned with policies, budgets, and the broader leasing plan.
- Prepare tenancy proposals for review and internal endorsement.
3. Occupancy & Vacancy Management
- Track unit vacancies, lease expiries, and upcoming renewals.
- Support renewal/re-leasing strategies to minimize downtime.
- Liaise on fit out readiness and handover schedules with internal departments.
4. Tenancy Management & Relationship Building
- Maintain regular contact with tenants to support lease compliance and identify issues early.
- Liaise with tenants on day-to-day matters related to lease provisions, performance, or operational feedback.
- Monitor sales data, tenant trade performance, and propose improvement actions where applicable. Managing difficult or escalated matters.
5. Documentation & Reporting
- Review leasing documents and tenancy memos for accuracy.
- Liaise with Lease Admin on documentation, renewals, and rental adjustments.
- Assist in preparing leasing updates and reports for internal stakeholders.
6. Cross-Functional Coordination
- Coordinate with internal teams including Operations, A&P, Legal, and Fit-Out to support tenancy onboarding.
- Work closely with Mall PICs or Category Leads to ensure leasing direction aligns with broader strategy.
7. Team Support & Supervision
- Supervise Leasing Executives and guide day-to-day leasing activity.
- Provide on-the-job coaching and ensure alignment with leasing objectives.
- Promote teamwork, knowledge sharing, and adherence to leasing processes.
Requirement:
- Degree in Business, Real Estate Management or related field.
- 5+ years' experience in retail leasing, preferably within shopping malls.
- Experience leading negotiations and dealing with high-profile tenants.
- Ability to manage and guide team members where applicable.
- Willingness to travel across malls under the Group's portfolio.
