Job Responsibilities:

• Ensure all works are in accordance with approved drawings, method statement, specifications, contract requirements, local authority regulations, and general building standards to ensure quality control and proper workmanship
• Inspect and verify all materials delivered and used on site are in accordance with the approved material submissions/samples and technical specifications.
• Conduct and witness stage-by-stage testing.
• Review and interpret drawings to provide technical support in resolving design, construction issues, and discrepancies.
• Act as liaison between consultants, contractors, and developers regarding QAQC on-site and site progress
• Preparing relevant QAQC reports
• Identify, assist in issue report/memo/NCR regarding defects, non-conformities, or unauthorized changes/materials; including following up for closure
• Assist in testing & commissioning, pre-handover, defect inspection, and post-construction certification.
• Keep record and time-to-time update/tracking all relevant documents (Drawing, inspection request, instruction, site memo, NCR, material submission, email correspondence, RFI, method statements, test report, defect, rectification status, etc.)
• Attend weekly or monthly Client Consultant meeting (CCM) and site progress meeting.
• To attend inspection or supervision duties after normal working hours (when necessary)
• To carry out any other reasonable duties/responsibilities assigned by the client or consultant from time to time.
• Conduct pre-VP inspection for units and common areas, including preparing defect report, communicating with the relevant contractor on rectification, and ensuring all defects are rectified before VP.
• Assist in the vacant possession (VP) handover process to purchasers.
• Accurately record purchaser complaints and defect lists during the VP process, conduct root cause analysis, propose appropriate corrective actions, liaise with contractors on rectification works, and ensure timely handover of rectified units back to purchasers.
• To handle the purchaser/management team during the DLP period.
• Update/record/ report handing over status.

Job Requirements:

• Diploma or Degree in Architecture, Building Technology, Construction Management, or other related fields.
• Possess qualifications recognised by CIDB
• Minimum 3–5 years of relevant site experience in QAQC, preferably in high-rise or mixed development projects.
• Prior experience working with property developers, architectural consultants, or main contractors will be an added advantage.
• Experience in handling Vacant Possession (VP) processes and post-OC activities, including defect management and purchaser handover.
• Strong knowledge in interpreting architectural, structural, and M&E drawings, construction details, material specifications, and construction methodologies.
• Good understanding of architectural finishes, workmanship standards, and M&E detailing.
• Competent in documentation, site reporting, inspection records, and defect tracking.
• Strong interpersonal and communication skills to liaise effectively with clients, consultants, contractors, property management teams, and purchasers.
• Proficient in Microsoft Office applications and AutoCAD.
• Good command of both English and Bahasa Malaysia. The ability to communicate in Mandarin will be an added advantage.
• Able to communicate professionally with unit owners/purchasers during the Defects Liability Period (DLP), including handling complaints and follow-up matters.
• Capable of identifying defect root causes, recommending appropriate rectification methods, and monitoring completion of rectification works.
• Possess a valid CIDB Green Card (preferred).

Pay: RM2,800.00 - RM5,000.00 per month
