Job Description

Responsibilities

We are looking for a highly capable Contract & Commercial Manager to take ownership of tendering, contract administration, and commercial performance across property development projects.

This role is ideal for someone who thrives in a fast-paced development environment and wants to play a key role in shaping project profitability, risk management, and delivery excellence.

You will collaborate closely with project teams, consultants, and contractors to ensure projects are executed efficiently, within budget, and in full compliance with contractual and regulatory requirements.

Key ResponsibilitiesTendering & Contract Management

  • Lead end-to-end tendering processes including preparation, evaluation, negotiation, and contract award
  • Review tender submissions to ensure compliance with technical, commercial, and legal requirements
  • Prepare and administer contract documentation such as Letters of Award, Conditions of Contract, Specifications, Bills of Quantities (BQ), and agreements
  • Manage contract variations and ensure proper documentation and approvals

Commercial & Project Control

  • Oversee contract administration from pre-contract stage through to final account
  • Monitor project costs, contractual risks, variations, and claims
  • Evaluate and verify progress claims, variation orders, and final accounts
  • Conduct site visits to validate progress, workmanship, and materials prior to payment certification

Stakeholder Coordination

  • Liaise with consultants, contractors, QS teams, and internal stakeholders on all contractual matters
  • Support negotiations involving variations, claims, extension of time (EOT), and dispute resolution
  • Ensure alignment between contractual obligations, project timelines, and cost targets

Reporting & Compliance

  • Prepare regular commercial and contractual reports for management
  • Ensure compliance with company policies, statutory requirements, and industry best practices
  • Maintain accurate documentation, records, and audit trails

Requirements

  • Bachelor’s Degree in Quantity Surveying, Construction Management, Engineering, or a related field
  • 5–8 years of relevant experience in contract management and tendering within property development or construction
  • Strong hands-on experience in tender preparation, evaluation, negotiation, and contract administration
  • Solid understanding of construction contracts, BQ, cost control, and commercial management
  • Experience in residential, commercial, or mixed-use developments is highly preferred
  • Strong negotiation, analytical, and problem-solving skills
  • Excellent communication and stakeholder management abilities
  • Able to work independently and manage multiple projects concurrently

Job Type: Permanent

Pay: RM5,000.00 - RM6,000.00 per month
