Job Purpose

To support and monitor project quality assurance and quality control activities throughout the construction lifecycle, ensuring works are carried out in accordance with approved drawings, specifications, quality standards and the Company’s requirements.

Key Responsibilities

- Conduct regular site quality inspections and quality audits to assess workmanship and compliance with approved drawings, specifications and quality requirements.

- Identify construction defects, non-conformance and workmanship issues and coordinate with contractors and consultants for timely rectification.

- Monitor corrective actions and follow up on outstanding quality issues until satisfactory closure.

- Assist in conducting Root Cause Analysis (RCA) for recurring defects and recommend appropriate corrective and preventive actions.

- Analyse defect trends and inspection findings to identify areas for quality improvement.

- Monitor contractors' workmanship and quality performance and highlight significant or recurring issues to the Project Manager.

- Support QLASSIC inspections, preparation and assessment and assist the project team in achieving the required quality standards.

- Review architectural drawings, construction details and site conditions to identify potential quality, constructability and maintenance issues.

- Participate in project, technical and quality coordination meetings and follow up on quality-related action items.

- Conduct pre-handover and pre-VP inspections and monitor rectification works prior to handover.

- Assist in defect monitoring and rectification during the Defects Liability Period (DLP).

- Maintain proper quality records including inspection reports, defect lists, audit findings, photographs and rectification status.

- Prepare periodic quality reports, defect summaries and progress updates for Management.

- Liaise and coordinate with consultants, contractors, subcontractors and internal project teams on quality-related matters.

- Support quality awareness, knowledge-sharing and continuous improvement initiatives within the project team.

- Recommend practical improvements to workmanship, construction details and quality control processes based on site observations and lessons learned.

Qualification & Requirements

- Diploma or Bachelor's Degree in Architecture, Building, Construction Management, Civil Engineering, Project Management or related discipline.

- Minimum 5 years of relevant experience in property development, construction or project quality management.

- Good knowledge of QA/QC, construction workmanship, site inspection and defect management.

- Experience in residential, high-rise, commercial or mixed development projects is preferred.

- Knowledge of QLASSIC requirements is an added advantage.

- Able to interpret architectural/construction drawings and specifications.

- Familiar with project processes from construction through Vacant Possession (VP) and DLP.

- Good understanding of defect identification, RCA and corrective/preventive actions.

- Able to coordinate effectively with consultants, contractors and internal project teams.

- Good analytical, problem-solving, documentation and reporting skills.

- Proficient in Microsoft Office; knowledge of AutoCAD is an advantage.

Pay: RM2,000.00 - RM5,000.00 per month
