1. Concept Development & Spatial Planning
Lead the end-to-end interior design process for luxury landed residences, focusing on multi-story space planning, spatial flow, and spatial volume.
Create immersive 3D renderings, spatial walk-throughs, and detailed mood/material boards tailored to bespoke luxury aesthetics.
Translate client lifestyle requirements into architectural interior details (e.g., custom joinery, feature staircases, wine cellars, automated lighting integration).
2. Technical Documentation & Compliance
Produce comprehensive interior technical drawing sets using AutoCAD/Revit, including detailed joinery drawings, ceiling/lighting plans, M&E layout coordination, and finish schedules.
Ensure all proposed designs comply with local Singapore building regulations, authority guidelines (BCA, URA, SDF, LTA where applicable), and safety codes.
Work closely with structural and M&E engineers to integrate complex services without compromising interior aesthetics.
3. Material Sourcing & Procurement
Source premium global and local luxury materials, stone, timber, specialized finishes, and high-end sanitaryware/furniture.
Prepare detailed bill of quantities (BOQ), material specifications, and cost estimations in coordination with the Quantity Surveyor.
4. Site Execution & Project Management
Conduct regular site inspections across active construction sites to oversee implementation quality, structural alignment, and fine-craftsmanship standards.
Collaborate daily with site managers, main contractors, sub-contractors, and carpenters to resolve site technical clashes.
Manage project timelines, material deliveries, vendor lead times, and budget variations.
5. Client Relationship Management
Serve as the primary design focal point for high-net-worth clients (HNWIs) and family offices throughout the build lifecycle.
Conduct formal progress presentations and maintain transparent communications regarding design variations and budget impacts.
Requirements:
Diploma or Bachelor's Degree in Interior Design, Architecture, or Spatial Design.
Minimum 1 to 3 years of experience in Singapore's interior design or renovation sector (fresh graduates with a strong portfolio are welcome).
Hands-on experience with AutoCAD, SketchUp, 3ds Max, V-Ray, Photoshop, or Enscape.
Strong familiarity with local materials, custom carpentry details, and Singapore building codes.
