Facilities Management Practitioner Manager

Our FM Operations Audit is core to this: a practical, fully-delivered review of how a building's FM operation runs - across people, process, technology, culture, and the building and compliance side - resulting in a condition and gap register, a statutory compliance dashboard, and a prioritised action plan the client's leadership can act on.

Position Overview

We're looking for someone to lead that audit on the ground. You'll run the site walk-throughs, assess the maintenance and compliance picture, and turn what you find into findings a board will actually act on. We then help build that into a repeatable methodology for them to practice. 

What you'll own

• Leading FM audits on the ground - Malls, commercial buildings, hypermarkets, warehouses and factories. Site walk-throughs, asset register reviews, maintenance regime assessments, and interviews with the people who actually do the work.
• Compliance status mapping - Assessing where a building stands against BOMBA Fire Certificates, DOSH Certificates of Fitness, OSHA 1994 duties and HIRARC, with precision on where a registered specialist is legally required rather than leaving the line blurred.
• Findings that a board will act on - Ranking issues by risk and effort, and writing them into a structured well thought report. 
• Maintenance and asset strategy - Evaluating whether planned preventive maintenance regimes are adequate, whether asset registers reflect reality, and whether the client's systems are being used as designed.

What we're looking for

Essential

• A recognised FM credential - IFMA (CFM or FMP), IWFM, RICS, ISO 41001 Lead Auditor, or an equivalent we would recognise.
• 8+ years running facilities in Malaysia, with hands-on experience in at least one of: retail malls, commercial towers, or industrial/hypermarket operations.
• Strong working knowledge of Malaysian statutory requirements - BOMBA, DOSH, OSHA 1994 and its 2022 amendments, HIRARC, UBBL.
• Practical experience with planned preventive maintenance regimes, asset registers and M&E systems.
• Willingness to travel, including to East Malaysia

Nice to have

• CMMS or CAFM implementation experience
• Exposure to ISO 41001, 55001 or 31000
• Familiarity with SFG20
• Energy management or sustainability credentials
• A consulting or audit background alongside operational experience
• Professional proficiency in Bahasa Malaysia and English
