• Responsible and accountable for the performance of the Assets, as well as achievement of desired fund portfolio outcomes and results.
• Oversee day-to-day operations of the commercial building(s) and shopping mall(s), ensuring seamless functioning of all facilities
• Manage a team of inhouse and outsourced service providers including facilities management, security, housekeeping, landscaping, and parking operations.
• Ensure preventive and corrective maintenance of MEP systems, HVAC, vertical transportation, lift safety systems, and common areas.
• Maintain high standards in cleanliness, aesthetics, sustainability, and operational efficiency.
• Prepare, manage, and control annual operating budgets (OPEX and CAPEX).
• Monitor service charge recoveries, cost controls, and variance analysis.
• Optimize operational costs without compromising service quality.
• Support asset management strategies to enhance NOI and asset value.
• Act as the primary point of contact for key tenants and retail operators.
• Foster strong landlord–tenant relationships and ensure high tenant satisfaction.
• Manage incident reporting, handle escalations, disputes, lease obligations, and service delivery issues professionally.
• Coordinate with leasing, marketing, and asset teams to support tenant retention and occupancy targets.
• Ensure compliance with building operating guidelines and brand standards.
• Ensure full compliance with local authorities, statutory regulations, and industry standards.
• Oversee health, safety, and environmental (HSE) policies and emergency preparedness.
• Ensure achievement or continual building certifications such as BCA Green Mark and SLE certifications, ISO14001, ISO45001 and ISO50001.
• Conduct regular audits, inspections, and risk assessments.
• Ensure the timely and accurate delivery of analysis and information for the asset plan, management reports, Annual Reports, Business Plans / overheads, operational and financial data and others as required by senior management, relevant authorities etc.
• Provide insights and recommendations to enhance asset performance and customer experience.
• Contribute to the development and fulfilment of asset strategies by developing asset strategies and plans, support asset enhancement initiatives, refurbishments, sustainability programs and due diligence work.
• Develop the team through performance assessments and training, managing staff workload through correct resourcing and developing a succession plan for key team members.

• Degree in Real Estate, Property Management, Engineering, Business Administration, or related field.
• Professional certifications (CEA (RES), RICS, CPM, IFMA, or equivalent) preferred.
• Minimum 8–12 years’ experience in property management, with at least 5 years managing Grade A commercial buildings and retail malls.
• Strong knowledge of MEP systems, facilities management, and commercial leasing environments.

• Degree in Real Estate, Property Management, Engineering, Business Administration, or related field.
