Key Accountabilities
1. Strategic & Business Leadership
- Lead the Offices Segment for IOI Properties Group within Klang Valley.
- Develop and execute business strategies and plans to drive the overall performance and growth of the office portfolio.
- Contribute to corporate and strategic planning for the Property Investment business.
- Identify opportunities to enhance portfolio performance, productivity and long-term asset value.
- Monitor market trends and conduct market and business analysis to identify potential opportunities and emerging risks.
2. Financial & Portfolio Performance
- Take overall accountability for the segment’s budget and profit and loss performance.
- Drive initiatives to improve revenue, operating profit and working capital.
- Monitor business performance and undertake appropriate corrective actions where required.
- Analyse operational and financial performance to continuously improve productivity and overall portfolio performance.
3. Leasing & Asset Optimisation
- Provide overall leadership and direction for leasing and marketing activities across the office portfolio.
- Review and oversee key lease negotiations, transactions and agreements.
- Develop strategies to maximise occupancy and optimise the value of the office portfolio.
- Ensure leasing strategies remain responsive to market conditions, tenant requirements and business objectives.
4. Property Operations & Facilities Management
- Oversee the overall management and operations of office towers and properties owned by the Group within Klang Valley.
- Ensure properties are managed efficiently while maintaining high standards of service, quality and operational excellence.
- Oversee building maintenance and car park operations within the office segment.
- Drive continuous improvement in operational processes, productivity and service delivery.
5. Tenant & Stakeholder Management
- Develop and maintain strong relationships with tenants and ensure a high level of tenant engagement and satisfaction.
- Act as the senior point of contact for key property and facilities management matters.
- Maintain strong customer relationships while ensuring timely resolution of operational and tenant-related issues.
6. People Leadership
- Provide leadership, direction and guidance to the office segment team.
- Establish a high-performing and accountable working environment.
- Coach and provide feedback to team members to strengthen their capabilities and professional development.
- Drive organisational effectiveness through continuous improvement of processes and ways of working.
Requirements
- Minimum 15 years of relevant experience in property and/or asset management, including substantial experience in a senior leadership or equivalent capacity
- A Bachelor’s degree in related field.
- Experience in real estate/property development industry is an added advantage.
- Strong leadership and stakeholder management capability.
- Strong commercial and business acumen.
- Strategic thinking with the ability to translate strategy into execution.
