Project Manager – Commercial Banking Fit-Out

What this job involves:

Join our Project & Development Services (PDS) team as a hands-on Project Manager specializing in commercial banking and financial services fit-out projects. You'll independently manage office fit-out and refurbishment projects for banks, financial institutions, and corporate clients from initiation through to successful completion. This role is perfect for a driven professional with 3-5 years of construction project management experience in the banking sector who thrives on delivering quality projects on time and within budget.

You'll work directly with banking clients, consultants, contractors, and vendors to coordinate all aspects of interior fit-out works for bank branches, trading floors, dealing rooms, wealth management centers, and corporate banking offices. Managing multiple concurrent projects at various stages, you'll be the key point of contact ensuring seamless execution, proactive problem-solving, and stakeholder satisfaction. What your day-to-day will look like:

• Manage 3-5 concurrent commercial banking and financial services fit-out projects independently from planning through design, construction, and handover stages

• Coordinate daily with multiple vendors, subcontractors, consultants, and building management to ensure smooth project execution with no downtime during banking operations

• Conduct regular site visits and inspections to monitor construction progress, quality standards, compliance with banking security requirements, and safety regulations

• Prepare and submit weekly project reports, progress updates, risk registers, and PCG reports to internal stakeholders and banking clients

• Develop project specifications, timelines, work schedules, and manage tender/bid documentation and vendor procurement processes for banking fit-out works

• Administer project budgets, contracts, payment claims, and variation orders to deliver projects within established financial parameters for banking clients

• Liaise with relevant authorities (BCA, SCDF, building management) and banking stakeholders for submissions, approvals, and regulatory compliance throughout project lifecycle

Required Qualifications:

• 3-5 years of hands-on project management experience specifically in commercial banking, financial services, or corporate office fit-out projects (not coordination or support roles)

  • MUST include experience with bank offices, branch fit-outs, trading floors, dealing rooms, or financial institution projects

  • Banking sector project experience is mandatory – candidates without banking/financial services projects will not be considered

• EITHER:

  • Degree in Civil Engineering, Construction Management, Building, or related construction discipline from a recognized institution with minimum 3 years PM experience

  • OR 8+ years of total construction project management experience (without degree)

  • Candidates with more than 8 years total experience may be considered overqualified

• Proven track record of managing banking or financial services fit-out projects from initiation to completion, including budgeting, scheduling, and contract administration

• Strong technical knowledge of construction methods, materials, building systems, and interior fit-out processes specific to banking operational requirements

• Demonstrated ability to manage multiple concurrent projects independently while maintaining quality, timeline, and budget compliance in banking environments

• Excellent stakeholder management skills with the ability to confidently engage banking clients, consultants, contractors, and building management

• Continuous employment history with no unexplained career gaps – candidates must provide clear explanations for any employment gaps

• Singapore Citizen or Permanent Resident with immediate to short notice period availability

Preferred Qualifications:

• Experience working with multinational banking clients (e.g., DBS, UOB, OCBC, CIMB, Citibank, HSBC, Standard Chartered) or within a consultancy environment on commercial banking projects

• Familiarity with banking operational requirements, security protocols, IT infrastructure, and compliance considerations in fit-out projects

• Proficiency in project management software (MS Project, Primavera) and technical tools (AutoCAD, MS Excel, PowerPoint)

• Familiarity with BCA, SCDF, and building authority submission processes and regulatory requirements

• Knowledge of value engineering, buildability analysis, and critical design review methodologies specific to banking environments

• Experience in trading floor fit-outs, dealing rooms, private banking suites, wealth management centers, or ATM installations

• Building Construction Supervisor Safety Course certification or equivalent WSH qualifications

• Strong problem-solving skills with a proactive approach to identifying and resolving site coordination issues in operational banking environments
