We are seeking a meticulous and proactive Quantity Surveyor to manage all cost-related aspects of our construction projects. The ideal candidate will possess a strong understanding of construction methodologies, excellent analytical skills, and the ability to effectively manage project finances from inception to completion. This role involves accurate quantity take-offs, cost control, contract administration, and ensuring project profitability.
Job Responsibilities:
- Quantity Take-Off and Measurement: Accurately take off quantities from drawings and specifications and perform precise site measurements.
- Bill of Quantities (BQO) Preparation: Prepare comprehensive and accurate Bills of Quantities in accordance with standard measurement rules and project requirements.
- Project Budgeting and Cost Estimation: Develop detailed project budgets, cash flow projections, and accurate cost estimations for various stages of construction.
- Sub-contractor and Supplier Payment Management: Prepare and process sub-contractor and supplier payment certificates based on work progress and contractual terms.
- Progress Claim Management: Prepare accurate and timely monthly progress claims for submission to clients.
- Claims Evaluation: Thoroughly evaluate contractor claims for variations, extensions of time, and other contractual matters.
- Sub-contractor and Supplier Sourcing & Negotiation: Proactively source potential sub-contractors and suppliers, obtain competitive quotations, and negotiate favorable prices and terms.
- Material Procurement Assistance: Assist the project team in material procurement processes, including preparing material schedules and tracking deliveries to ensure cost-effectiveness and timely availability.
- Project Cost Monitoring and Control: Continuously monitor project costs against the budget, identify potential overruns, and implement cost control measures.
- Final Account Preparation: Prepare final measurements and finalize project accounts upon completion of works, ensuring all financial aspects are accurately documented.
- Project Meeting Participation: Attend project meetings and site meetings as required to provide cost-related updates and insights.
- Tender Management: Prepare tender invitations, evaluate tender submissions, and prepare comprehensive tender reports for management review.
- Contractor Appointment: Prepare Letter Awards to successful contractors.
- Site Inspections and Valuation: Conduct site inspections to evaluate the progress and quality of contractors' works.
- Joint Measurement: Attend site valuation or joint measurement exercises with contractors to verify work done.
- Quotation and Interview Process: Call for quotations from potential contractors and participate in contractor interviews as part of the selection process.
Job Requirements:
- Education: Bachelor's Degree in Quantity Surveying or a related field.
- Experience: Minimum 3 years of relevant experience as a Quantity Surveyor in the construction industry.
- Technical Skills: Proficient in taking off quantities and performing site measurements accurately.
- Experience in preparing Bills of Quantities (BQO).
- Proven ability to prepare project budgets, cash flow projections, and cost estimations.
- Familiarity with contract administration and payment processes.
- Ability to evaluate claims and variations effectively.
- Experience in sourcing and negotiating with sub-contractors and suppliers.
- Understanding of material procurement processes and cost control principles.
- Proficiency in relevant software and tools (e.g., Microsoft Office Suite, QS software).
- Excellent communication, negotiation, and interpersonal skills.
- Ability to work independently and as part of a team.

- Location: Must be based in or willing to relocate to Petaling Jaya, Selangor.
