Expansion Executive

Location: Setia Alam, Selangor
Travel: Frequent travel within Malaysia is required.

About Panas Express

Panas Express is one of Malaysia's fastest-growing 24-hour unmanned convenience store chains. As we continue expanding nationwide, we are looking for a passionate and results-driven Expansion Executive to identify strategic locations, negotiate commercial terms, and secure new outlets that support our long-term growth.

Key Responsibilities

• Identify, scout, and evaluate strategic locations for new Panas Express outlets.
• Source new business opportunities through networking, referrals, cold calling, property visits, and market research.
• Build and maintain strong relationships with landlords, property developers, property management, government agencies, hospitals, universities, corporate clients, and other stakeholders.
• Arrange and conduct site visits, business meetings, presentations, and tender briefings.
• Negotiate rental rates, tenancy agreements, commercial terms, and other contractual matters with landlords and business partners.
• Prepare business proposals, feasibility studies, financial justifications, and presentation materials for management approval.
• Conduct location analysis, competitor studies, footfall assessments, and market research.
• Coordinate internally with Operations, Project, Finance, Legal, and Procurement teams to ensure smooth outlet opening.
• Manage the expansion process from initial site identification through to lease execution and handover.
• Maintain an active pipeline of potential locations and monitor project progress to meet expansion targets.
• Represent Panas Express professionally at all times and build long-term strategic partnerships.

Requirements

• Fresh graduates are welcome to apply.
• Minimum 1 year of experience in retail expansion, leasing, business development, commercial property, franchise development, or a related role is a plus point.
• Strong negotiation and presentation skills with the ability to influence decision-makers.
• Able to communicate confidently with landlords, property developers, government agencies, and corporate management.
• Strong commercial awareness with good analytical and problem-solving skills.
• Self-motivated, proactive, and able to work independently with minimal supervision.
• Willing to travel extensively, including outstation assignments, and occasionally work outside normal office hours when required.
• Possess a valid driving license and own transportation.
• Proficient in Microsoft Office applications.
