• Perform a wide variety of general building maintenance repairs and services.
• Install light bulbs, doors, cabinets, panelling, formic, carpet and bulletin boards.
• Schedule and complete the “PREVENTATIVE MAINTENANCE PROGRAM”.
• Coordinate projects as directed by the Maintenance Officer.
• Assist in monitoring all work being performed by outside contractors.
• Paint interior and exterior walls and cabinets hang wallpaper and pictures assemble furniture.
• Repairs and relocate light fixture.
• Replace washers, faucets and seals on malfunctioning plumbing equipment, repair leaky faucets and clean clogged drains, install and repair sprinkles.
• Responsible for 24-hours emergency maintenance service as scheduled.
• Carry walkie-talkie as required for on-call maintenance.
• Monitor and maintain all building systems as assigned.
• Complete grounds work as directed by maintenance officer who may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
• Maintain efficient function of the boiler and water softener, add chemicals or salt as needed.
• Responsible for alerting the maintenance officer of any unusual occurrence and/ or damage that have taken place or that may occur.
• Complete overtime sheets and submit to supervisor/senior as determined.
• Maintain a professional courteous manner with guest, vendors, contractors and fellow employees.

· Assure safety standards are used which comply with all company, local, city state and federal guidelines.

• Ensure compliance of all work-related activities in a fair, ethical and consistent manner.
• Follow company policies and those outlined in the employee handbook.
• Perform welding as needed.
• Responsible for the completion of all maintenance service request as assigned.
• Work within expense limits established.
• Maintain inventory controls for cost effective operations.
• Maintain monthly inspection and maintenance of building and havoc roof motors and fans and replace as needed, clean, grease a print all equipment used in heating and ventilation.

Special projects and other responsibilities as may be determined.

Pay: RM1,500.00 - RM1,550.00 per month
