We are seeking a proactive and responsible Building Executive to oversee the daily operations, maintenance, and management of a 5-storey building. The successful candidate will be responsible for ensuring the building is well-maintained, safe, compliant with relevant regulations, and provides a conducive environment for tenants and visitors.
Key Responsibilities
- Manage the day-to-day operations and maintenance of the building and common areas.
- Conduct routine inspections to ensure the building, facilities, and equipment are in good working condition.
- Coordinate and manage tenant move-in and move-out processes, including inspections and documentation.
- Attend to tenants' enquiries, complaints, and requests promptly and professionally.
- Liaise with tenants, residents, contractors, suppliers, service providers, and relevant authorities on building-related matters.
- Monitor and supervise maintenance, repair, and renovation works carried out by contractors and service providers.
- Oversee and inspect Mechanical & Electrical (M&E) systems, including lifts, pumps, fire protection systems, lighting, air-conditioning, and other building facilities.
- Ensure all contractors and service providers perform their duties according to contractual requirements and service standards.
- Prepare reports and provide updates to the Joint Management Committee (JMC) / Management Corporation (MC) regarding building operations, maintenance issues, and project progress.
- Ensure compliance with the Strata Management Act, Building By-Laws, safety regulations, and other relevant statutory requirements.
- Maintain proper records, documentation, maintenance schedules, and service reports.
- Monitor building expenditures and assist in preparing, managing, and controlling the maintenance budget.
- Coordinate emergency response actions and follow up on building-related incidents when required.
- Identify areas for improvement and recommend solutions to enhance building operations and tenant satisfaction.
- Perform any other duties assigned by Management from time to time.
Requirements
- Diploma or Degree in Property Management, Building Management, Facilities Management, Engineering, or a related field.
- Minimum 2 years of relevant working experience in building, property, or facilities management.
- Knowledge of the Strata Management Act, building maintenance, and property management practices.
- Strong communication, interpersonal, and problem-solving skills.
- Ability to handle tenant relations and contractor management effectively.
- Good organizational and reporting skills.
- Proficient in Microsoft Office applications.
- Able to work independently and manage multiple tasks effectively.
Pay: RM2,800.00 - RM4,000.00 per month
