Role Overview
The Building Technician is responsible for the daily operation, troubleshooting, and repair of all mechanical and electrical (M&E) systems. This role ensures minimal downtime for business tenants and a safe, functional environment for retail shoppers.
Key Responsibilities
Preventive Maintenance: Monitor and supervise outsource services provider to conduct scheduled inspections of HVAC, plumbing, fire protection, and electrical systems according to the building's timeline.
Troubleshooting: Rectify faults in lighting, faulty appliances, and air conditioning units across both office and retail zones.
Tenant Support: Attend to maintenance complaints from office tenants (e.g., power trips) and retail outlets (e.g., kitchen hood issues or drainage).
Contractor Supervision: Monitor and supervise repair works carried out by external service providers to ensure quality and safety compliance.
Inventory & Records: Record daily tasks in logbooks and maintain stock levels for spare parts and essential materials in the maintenance store.
Job Requirements
Minimum Education: Vocational Certificate (SKM), or Diploma in Electrical/Mechanical Engineering.
Certification: Ideally possesses Wireman (PW/PW4) or Chargeman (AO/A1-A4) certificates will be add advantage
Experience: 2–3 years of experience in property management or building maintenance.
Skills: Basic computer literacy for reporting and proficiency in English and Bahasa Malaysia.
Physical Stamina: Ability to stand or walk for long periods and work in a basement/multistorey environment/M&E rooms/high level
Working Days: 6 days a week with one rotating off-day
Shift Work: Must be willing to work on weekends, public holidays, and rotating shifts (essential for retail operations): Morning (7.30am – 4.00pm), Afternoon (11.30am – 8.00pm), Evening (2.30pm – 11.00pm)
On-Call: Many roles require being on-call 24/7 for emergencies at designated sites.
