Title: Project Director

About the Role

We are representing an established property developer in Malaysia seeking a senior technical and development leadership professional to oversee large-scale township and high-rise developments from planning through project delivery and handover.

This role requires a strong end-to-end development leader capable of bridging strategic planning, authority management, technical coordination, and construction execution across complex developments.

The successful candidate will play a critical role in driving development execution, managing multidisciplinary stakeholders, ensuring governance standards, and delivering projects within timelines, quality, and commercial objectives.

Key Responsibilities

• Lead the full property development lifecycle from land planning, conceptualization, authority approvals, design coordination, construction execution, and CCC/VP handover.
• Oversee township and/or high-rise mixed developments across multiple phases and project stages.
• Coordinate with consultants, contractors, architects, engineers, planners, and internal stakeholders to ensure smooth project implementation.
• Manage authority submissions, planning approvals, and regulatory coordination with local councils and technical agencies.
• Drive project delivery performance covering timelines, quality, cost control, safety, and technical governance.
• Provide leadership across cross-functional technical and project teams.
• Resolve technical, operational, regulatory, and stakeholder issues effectively.
• Evaluate development feasibility, planning strategies, and land potential to optimize project outcomes.
• Establish and improve SOPs, reporting systems, technical controls, and governance frameworks.
• Lead consultant and contractor performance management.
• Ensure developments are commercially viable, technically feasible, and aligned with organizational objectives.
• Support digital transformation initiatives including adoption of BIM, GIS, project management systems, and planning technologies.

Key Requirements

• Minimum 15 years of experience in property development, construction, or technical project leadership.
• Strong experience managing end-to-end development lifecycle for township and/or high-rise developments.

Proven exposure in:

• Master planning
• Authority approvals
• Design & engineering coordination
• Construction delivery
• CCC / VP processes
• Strong understanding of Malaysian development processes, planning regulations, and authority frameworks.
• Established experience liaising with local authorities, consultants, contractors, and technical agencies.
• Demonstrated leadership managing large-scale, multidisciplinary project teams.
• Strong stakeholder management, negotiation, and conflict resolution skills.
• Hands-on experience overseeing multiple large-scale developments concurrently is an added advantage.
• Strong technical understanding across civil, architectural, planning, and development functions.
• Stable career track record with proven long-term commitment in previous organizations preferred.
• Preferred Background
• Experience from reputable property developers or integrated development companies.
• Exposure to mixed developments, integrated townships, and large-scale residential projects.
• Familiarity with digital planning and project tools such as BIM, AutoCAD, GIS, Microsoft Project, or Power BI is advantageous.

Education

• Bachelor’s Degree in one of the following disciplines:
• Civil Engineering
• Architecture
• Urban Planning
• Construction Management
• Equivalent related field

: Professional certifications and postgraduate qualifications will be an added advantage.
