What You Will OwnFit-Out Cost Management
- Prepare detailed cost estimates and Bills of Quantities (BQ) for retail, F&B, and commercial interior fit-out projects.
- Perform quantity take-offs from architectural, interior design, and shop drawing packages.
- Monitor and control project costs against approved budgets while reporting cost variances.
- Prepare monthly cost reports, cash flow forecasts, and final project accounts.
- Conduct value engineering exercises to optimize project costs without compromising quality or specifications.
Contract & Variation Order Administration
- Administer lump sum and remeasurement fit-out contracts for clients and subcontractors.
- Prepare, submit, and negotiate progress payment claims while resolving commercial disputes.
- Assess, price, and manage variation orders arising from design revisions and site conditions.
- Prepare Extension of Time (EOT) applications and contractual notices in accordance with contract requirements.
- Ensure compliance with tenancy fit-out guidelines and landlord requirements.
Procurement & Subcontract Management
- Prepare tender documents and evaluate quotations from subcontractors and suppliers.
- Negotiate competitive pricing for joinery, M&E works, signage, flooring, and specialist trades.
- Manage subcontractor claims, payment certifications, and final account settlements.
- Develop and maintain a preferred supplier and subcontractor database.
- Identify and implement cost-saving initiatives without compromising project scope or quality.
Coordination & Leadership
- Work closely with project managers, interior designers, site teams, clients, consultants, and mall management on commercial matters.
- Attend project and site meetings while providing commercial updates and recommendations.
- Maintain accurate commercial documentation, including correspondence, meeting minutes, contractual notices, and project records.
- For the Assistant Manager role, lead, coach, and develop the Quantity Surveying team across multiple concurrent fit-out projects.
- For the Assistant Manager role, oversee the commercial performance of project portfolios and present performance reports to senior management.
