• Minimum 4–5 years of hands-on quantity surveying experience in fit-out projects for the Senior Quantity Surveyor position.
• Minimum 8 years of quantity surveying experience, including 2–3 years in a team leadership role, for the Assistant Manager position.
• Experience in retail, F&B interior, or commercial office fit-out projects is preferred.
• Proven ability to manage multiple fast-track fit-out projects concurrently is a strong advantage.
• Exposure to fit-out projects with a Gross Development Value (GDV) ranging from RM5 million to RM45 million.

• Strong negotiation skills with subcontractors, suppliers, and clients.
• Ability to manage multiple projects and meet tight fit-out project timelines.
• Excellent written and verbal communication skills in Mandarin, English, and Bahasa Malaysia.
• Detail-oriented with a strong commercial mindset and high level of integrity.
• A collaborative team player who can also work independently with minimal supervision.

• Play a key role in strengthening the Quantity Surveying function by improving cost control systems, processes, and standardization across projects.

• Gain end-to-end project costing experience, from tender submission through final account, with ownership over budget management, cost strategy, and margin protection.

• Contribute to commercial decisions across projects in Malaysia, Singapore, and the Philippines as the company continues its regional expansion.

• Help develop standard operating procedures (SOPs), cost databases, and rate cards that improve long-term operational efficiency and scalability.

• Collaborate closely with senior management by providing commercial insights, cost strategies, and decision support that influence business performance.

• Manage retail chains, corporate offices, F&B outlets, and multi-location fit-out projects in fast-paced, high-value environments.

• Prepare detailed cost estimates and Bills of Quantities (BQ) for retail, F&B, and commercial interior fit-out projects.
• Perform quantity take-offs from architectural, interior design, and shop drawing packages.
• Monitor and control project costs against approved budgets while reporting cost variances.
• Prepare monthly cost reports, cash flow forecasts, and final project accounts.
• Conduct value engineering exercises to optimize project costs without compromising quality or specifications.

• Administer lump sum and remeasurement fit-out contracts for clients and subcontractors.
• Prepare, submit, and negotiate progress payment claims while resolving commercial disputes.
• Assess, price, and manage variation orders arising from design revisions and site conditions.
• Prepare Extension of Time (EOT) applications and contractual notices in accordance with contract requirements.
• Ensure compliance with tenancy fit-out guidelines and landlord requirements.

• Prepare tender documents and evaluate quotations from subcontractors and suppliers.
• Negotiate competitive pricing for joinery, M&E works, signage, flooring, and specialist trades.
• Manage subcontractor claims, payment certifications, and final account settlements.
• Develop and maintain a preferred supplier and subcontractor database.
• Identify and implement cost-saving initiatives without compromising project scope or quality.

• Work closely with project managers, interior designers, site teams, clients, consultants, and mall management on commercial matters.
• Attend project and site meetings while providing commercial updates and recommendations.
• Maintain accurate commercial documentation, including correspondence, meeting minutes, contractual notices, and project records.
• For the Assistant Manager role, lead, coach, and develop the Quantity Surveying team across multiple concurrent fit-out projects.
• For the Assistant Manager role, oversee the commercial performance of project portfolios and present performance reports to senior management.
