Job Description

Responsibilities

This position manages leasing and real estate activities for more than 110 office and residential properties occupied by U.S. Government personnel and agencies in Singapore. The incumbent identifies and inspects prospective properties, negotiates new leases, renewals, amendments, and terminations, and prepares the required lease documents. The incumbent ensures that properties and lease terms comply with applicable U.S. Government safety, security, space, and policy requirements. The position also coordinates inspections, make-ready work, property upgrades, and lease closeouts with landlords, contractors, Embassy offices, and other U.S. Government agencies. The incumbent administers ongoing lease requirements, including monitoring rental payments, resolving landlord and tenant issues, coordinating property viewings and mid-tour moves, processing changes in property ownership, and managing utility transfers and terminations. The incumbent prepares property condition reports, inventories, key lists, lease amendments, and diplomatic notes for stamp-duty exemptions. The position also maintains complete and accurate records for the Mission’s leasing program and updates Department of State property databases.

Requirements:

  • Three (3) to five (5) years of administrative work experience in the property leasing, real estate, property management, or closely related field.
  • At least 2 years of college or university studies in any field OR completion of secondary school education.
  • Fluent oral and written English language skills.
  • Good working knowledge of Government of Singapore procedures and regulations governing contracts and leases, and familiarity with negotiating lease terms.
  • Ability to independently manage a leasing program and interact effectively with a broad range of Mission personnel, Government of Singapore officials, local real estate professionals, and landlords.
  • Possess strong negotiation skills.
  • Proficiency in Microsoft Office applications is required.
