Responsibilities

Position: Maintenance Supervisor

Department: Engineering / Maintenance
Reports To: Hotel Manager / Operations Executive

Job Summary

The Maintenance Supervisor is responsible for overseeing the daily maintenance operations of the hotel, ensuring all guest rooms, public areas, back-of-house facilities, and building equipment are safe, functional, and well-maintained. The role includes supervising technicians, carrying out preventive maintenance, coordinating with contractors, and responding promptly to maintenance requests to ensure guest satisfaction.

Key Responsibilities

  • Supervise the daily activities of the maintenance team and assign work schedules.
  • Ensure all guest rooms, public areas, offices, and back-of-house facilities are maintained in good working condition.
  • Conduct daily inspections and identify maintenance defects for immediate rectification.
  • Implement and monitor preventive maintenance schedules for:
  • Air-conditioning (VRV/VRF, split units)
  • Electrical systems
  • Plumbing and sanitary systems
  • Water pumps and water tanks
  • Lighting systems
  • Fire protection systems
  • Building structure and finishes
  • Respond promptly to guest maintenance requests and emergency breakdowns.
  • Troubleshoot and repair electrical, plumbing, HVAC, carpentry, painting, and minor civil works.
  • Coordinate with external contractors and suppliers for specialized maintenance work.
  • Ensure compliance with safety regulations, fire safety requirements, and hotel SOPs.
  • Maintain maintenance records, work orders, equipment history, and preventive maintenance logs.
  • Monitor inventory of maintenance tools, spare parts, and consumables.
  • Assist in preparing maintenance budgets and controlling repair costs.
  • Monitor utility consumption (electricity and water) and recommend energy-saving initiatives.
  • Train and coach maintenance technicians on safe work practices and technical skills.
  • Be available for emergency call-outs outside normal working hours when required.

Job Requirements / QualificationsEducation

  • Certificate or Diploma in Electrical, Mechanical, Air Conditioning & Refrigeration, Building Maintenance, or a related technical field.

Experience

  • Minimum 3 years of maintenance experience in a hotel, commercial building, or hospitality environment.
  • At least 1–2 years in a supervisory role is preferred.
  • Experience in a 3-star or 4-star hotel is an advantage.

Technical Skills

  • Good knowledge of:
  • Electrical systems
  • Plumbing
  • HVAC / VRV / VRF systems
  • Carpentry
  • Painting
  • Fire protection systems
  • General building maintenance
  • Ability to read technical drawings and equipment manuals.
  • Basic computer skills (Microsoft Office and maintenance reporting).

Leadership Skills

  • Strong leadership and supervisory abilities.
  • Good problem-solving and troubleshooting skills.
  • Ability to prioritize work and manage multiple tasks.
  • Good communication and interpersonal skills.
  • Positive attitude with a hands-on approach.
  • Able to work under pressure and during emergencies.

Working Hours

  • 6 working days per week.
  • Shift work, weekends, and public holidays as required.
  • On-call for emergency maintenance when necessary.

Preferred Certifications

  • Chargeman (AO/A1) – preferred but not mandatory.
  • Air Conditioning & Refrigeration certification.
  • Fire Safety or Occupational Safety & Health (OSH) training.
  • First Aid certification is an added advantage.

Key Performance Indicators (KPIs)

  • Guest room maintenance completion within SLA.
  • Preventive maintenance completion rate (minimum 95%).
  • Guest maintenance complaints resolved within 30 minutes.
  • Equipment downtime minimized.
  • Utility cost reduction through energy-saving initiatives.
  • Compliance with safety and fire inspections.
  • Maintenance budget adherence.
  • Positive internal and guest feedback on maintenance response.

Pay: RM2,300.00 - RM2,500.00 per month

Work Location: In person
